Awesome Family Vacation 2025

Property was delightful! Living area spacious and nicely decorated with plenty of sitting, awesome fridge and stove. Shuttle service to beach very convenient and drivers super pleasant. Loved garage to de-sand and keep beach stuff out of house! Great for golfers too!

Nice Condo/Driving is Necessary

Overall the condo was very nice and new, very clean. We did almost get blocked in the day we were to checkout. Crew came to fix the driveway. We run outside and they waited for us to pull out. Near bars and restaurants. Not near the pools, you have to drive or rely on the shuttle.

Paradise in Perdido Key

Kocomo Joes was a little slice of paradise in the Lost Key Golf Club complex. The home is elegantly decorated with everything you need to enjoy your stay. The beds were so comfy. The home is comfortably large and was great to have all the extra room. The shuttle to/from the beach was a really nice perk. We will definitely be back. The owners were always so quick to respond. Thank you!!

The only things negative was no live local networks, is abc, nbc, cbs, all in our family watch certain shows at night b4 going to sleep and couldn’t see them… The king bed and queen bed were nice but a tad too soft for us. We understand not all people like a firm mattress. It wasn’t a deal breaker

Worst Stay Ever!

Have Stayed in this location before (2023) and enjoyed our time, this was not the same place! No working dryer so could not wash clothing, towels, etc. Pools closed for days due to deplorable conditions and then when re-opened not much better. After seeing children defecate in the pool we immediately left after first hour there. Parents in the pools drinking and roughhousing. Garbage left out in cans for days and entire area smelled, rule not enforced. Golf carts left out at nights, parking on the streets, rules not enforced. Beds damaged to the point that any small movements squeaked, so no rest chose to sleep on couches. Had to change HVAC filter myself as it was black. The list goes on and on, will also write review to iTrip Vacations as property is listed under them. Stay away from this property if you want a relaxing vacation!

Wonderful Stay at Kokomo Joe's

We had a wonderful stay at Kokomo Joe's. The home was clean and cozy, as well as having great amenities. We drove to the beach each morning and parked in the public beach parking. This was convenient since we have two young kiddos. The free shuttle also looked convenient, but we did not utilize this service. We hung out at the beach all morning and transitioned to the pool at Lost Key Beach Club where we ate lunch each day. I was able to take advantage of the free golf included with the stay, as well as the Cetacean Dolphin Tours which my son and I really enjoyed. We recommend staying at Kokomo Joe's and would definitely stay here again.

Wonderful family vacation spot

Beautiful 3 bedroom condo that can easily sleep 8 people. Very spacious and comfortable. Steps from the beach and several amenities including 2 pools. The owners are easy to get ahold of and quick to respond to any needs. Will stay again

Great location and community

We loved Perdido Key and how relaxing it was! The property is exactly as pictured, clean, and has plenty of supplies you’ll need for a stay! There was plenty of space for our family. If you want to walk, it’s not far to the beach or the pool, but the shuttle is so convenient and easy to call and get picked up. Or family had a great beach/pool week!

A great time!

We had a fabulous stay at Kokomo Joes. The Condo: It’s well stocked with everything we needed to have a great week. We appreciated the starter packs of soap and such. The unit was clean upon arrival. We did notice some pet hair on the woven rugs but that’s to be expected in a pet friendly unit. We also appreciated the baby gates to keep our littles safe from the stairs. It’s nicely decorated and a good layout. Air conditioning works great, it felt secure, and very homey. Our only suggestions would be: -Blackout curtains in the master. The sun rises around 5:45/6 it seems and it would have been nice to “trick” our kids into sleeping a bit longer. -Additional Tupperware -Replacing or professionally shampooing the carpet on the stairs. -Replacing the sleeper sofa. The cushions are sagging. -The bunk beds are also suuuuuper close together. A normal adult would definitely have trouble getting in and out of the bottom bunk and the top bunks don’t have a high enough railing for a kiddo to safely sleep up there (in our opinion - we have a 6 year old). Not a huge deal breaker but just something to be mindful of if you’re booking for kids/or adults sleeping in the bunk room. The location: the first few days were tricky because we didn’t know how to access the shuttle. Once you can call them and have them pick you up, it’s a breeze! There is no parking at the beach club which is really inconvenient. There are a few restaurants close - we ate out once (at Jellyfish - it was terrible), but there are other options close too. Publix is just down the way, along with additional stores like CVS and such. The airport is only about 35/40 mins away too. Overall we had a fabulous time and would definitely recommend this home to our family and friends! Thanks for a fabulous time!! The owners are also very responsive and super helpful! We appreciated that so much!

Dirty but they came to clean it the next day

We checked in late on a Wednesday, the main level looked great. We went up to the upper level and dropped our stuff as we had reservations for dinner. After using the guest restroom and washing washing hands the sink would not drain, called the PM and she had her husband come fix it while we were gone. Coming in late after having traveled 10 hours and going to dinner we were ready to crash. Unfortunately everywhere I turned there was hair. Now, this is a pet friendly house (we had planned to bring our puppy and ended up not) however, most of the hair I found was not just pet hair. The bedding, comforter/blanket had stuff all over it, the sheets & pillow cases had hair all over them, the towels in the bathroom had long and short hair in almost every one I picked up. The counters in the bathroom, sink, all over the floor. Hair was tangled in the bathroom rugs, it was in the shower, on the floor in the closet, on the nightstand, everywhere. The washing machine was FULL of hair. If my kids had not already passed out we would have gotten a hotel. I took videos and pictures and sent them to the PM. I did not hear back from her til morning. I pulled all the linens off the bed and used the 2 blankets I found in bags in the closet. Luckily we had brought our own pillows. The next morning the PM sent the cleaning ladies back over, the lady tried telling me I should expect some hair as it's a pet friendly house. Most of the hair that we found was human hair, not animal hair and a little hair would have been understandable, not this much. We left while she cleaned, 3 hours later I got a text that they had finished. 3 hours for a house that should have been clean. When we got back all the linens had been changed out to white so it was easy to see that these were clean with no signs of hair. A few of the towels still had hair but there were enough that we could still all shower. We were supposed to check out on Monday but because of a death we had to leave Friday morning, We had not gotten trash bags for the house yet, I called to let the PM know what was going on and that we didn't have bags for the trash, she was in the area and brought us bags to bag up the trash before leaving. You are only allowed cars parked in the driveway, which limited our friends visiting us, this seems to be a community rule not home owner rule. The pool was overcrowded and the beach club had no parking, we didn't want to shuttle. We would likely not stay in this community again.

Great House, nice location and amenities

Very nice house in a great location and nice amenities. The only issue was with housekeeping. We found scraps of food on the floor in the kitchen pantry, and balls of dog hair on the floor and the furniture. While we realize and appreciate that it is a pet friendly rental, there does need to be attention to cleaning up appropriately. The hosts were available and attentive.

Inside great, outside needs some work

The only thing I would note that was not positive, the backlot had tons of nails/screws/metal siding/sharp pieces of wood etc. Had to skirt around pieces of debris when walking in the back. Someone needs to take a rake and pick up the biggest pieces.

splender by the beach

The property was perfect except for one thing , the sofa. When you sat on it you went down to the floor almost . A beautiful new townhouse with a 5.00 dollar sofa, made no sense. The property manager was perfect.I called him about the heat and he was there in a flash and resolved the problem. Super guy.

Cozy and clean condo.

We enjoyed our stay and plan to come back next year. The condo was very cozy, clean, and quiet!! Cleanliness is a MUST for anywhere we stay and I give this condo 5 stars for that!! The owners were very helpful on recommendations on restaurants and very responsive to our questions. This was our first time vacationing in this area and we absolutely loved it. The location was perfect for us and the excursions we had planned. We recommend staying here!!

Fantastic, family friendly beach option

We greatly enjoyed our stay at Kokomo Joe's - the townhome location was quiet in a great neighborhood for walking and in close proximity to the beach. Hands down this rental had the best stocked kitchen with everything we needed for preparing meals to eat in. The beach club location was easy to get to, not crowded and we loved that the rental came with beach chairs. Last but not least, Dan and Patty were extremely responsive, answering questions and quickly fixing a problem with one of the bunk beds. We can't wait to come back!
