Perfect for Us!

This cabin was perfect for our family and friends. I liked that the master bedroom was on the main floor and our 5-year-old stayed across the hall on the queen pull-out couch. Our friends had the entire upstairs and had their own bathroom. We would open up the windows and doors to hear the river running by-- which was amazing! The only constructive feedback I have is that the fireplace doesn't work well. We tried all different ways to get the fire started and it just created smoke in the house. The drive was 10 minutes from town and the ride is beautiful. Our family loved staying here! We will be back.

Overall

The property is excellent. The only downside was the check in. We are traveling from South Texas, roughly 14 hours. The check time is 03:00 PM. That requires us to use up 2 days of our vacation. Basically we have to spend one night in Amarillo then drive a short day in Red River. The we have most of that day waiting on the Key at 03:00 and then finding the property and getting moved in. Check in should be done in the early morning so we aren't wasting a full day. ( something similar to the check out time which is 10:00 AM) We should also have been informed the upper river is not stocked with fish.

Great cabin right on the river

I wasn't real sure about how the cabin was really situated on the river. Pics don't always give you the real story. However, this cabin is as close to the water as you want. Perfectly located and offered good privacy. The cabin itself is nice and well laid out. The furnishings are nice-much nicer than some of the places in RR. My in-laws decided to join us after i had already booked (7 of us). This place offered plenty of room. You can tell there are pets in the house at some point but that's fine with me. I wished it had a real fire place vs gas but i understand the issues brought on with real logs and renters. If available next year, i would book this one again. FYI, if winter time renting, you may want a 4x4/AWD vehicle. One entrance is steep. There is a second, shared entrance with the neighbor and its not as steep but I'd still want a 4x4 if snow is on the ground. I'll bet they maintain the entrance in the winter time.

The property is in a beautiful location and has a good floor plan for staying with family. Unfortunately the property doesn’t seem to have recieved great routine maintenance over the years. We had issues with the following.Propane fire pit outside didn’t work Light bulbs were out and not uniform Hummingbird feeders empty/broken Something is dead under deck - smelled badPorch fence is broken near grillPropane grill is falling apart and rustedDog poop left from previous stay Screen windows are broken or missing (no ac)Blinds are dirty and never cleaned Garbage disposal was smelling and full

A lovely home. The king bed was comfortable, but the other beds not so much. Kitchen was pretty well stocked for cooking meals. Really enjoyed the hummingbirds on the back porch. Of course the best aspect of this house is the location on the river. Kept the 6 year old entertained for hours and we even caught a couple of fish!

Serene

I grew up going to Red River and have stayed in many different places. This cabin is my favorite. If you don’t mind being outside of town, which is only about 10 minutes out, this is the perfect place. It’s breathtaking, serene and fit our family of 5 (6 including our dog). The drive is gorgeous. The backyard is private, even with neighbors around, you don’t really see others. It’s very calm and peaceful without much traffic, which is an advantage of staying outside the town. I highly recommend.

A White Christmas

The Cabin is beautiful and set in a gorgeous location. They actually set up a Christmas tree for us and because we were getting in very late, lights were on and tree lite. Wonderful week here.

Ski vacation

Awesome cabin with a great location. We loved being a little further up the mountain and away from town. The cabin had plenty of room for our family of five. We had another family of four come over one night to watch football and cook burgers and it never felt crowded. I would highly recommend staying at "Rocky Top Rio", you will not be disappointed!

Great family experience

Loved the property and the cabin .. My only issue is the property is best for 6 people and not 8.. The pull out couch is in the utility room with the water heater so it’s not very quiet and the pull out bed is extremely uncomfortable for 2 people .. besides the utility room/ bedroom it is a great place to stay ..

Red River family Christmas

We had a great time! The house was exactly what we were looking for. We had plenty of room for 7 adults and a baby. The Christmas tree and decorated fireplace mantle made us feel like we were at home.

Great location on the river

This home is in a beautiful spot on the river. We have stayed here previously and it was in great condition. On this trip it was not cleaned properly and several things were not in working order. All the beds were very uncomfortable.

Nice house but lacking in the kitchen

The house is nice and the river view is wonderful! We decided to relax and cook every meal at the cabin which was great, however, the kitchen tools need an update. The pans to cook with are terrible, the knives were completely dull and there are no hot pads to pull things out of the over or to set under a hot pan.

We loved our stay at this beautiful cabin. It was spacious, clean, and in the perfect location. Close to town but it felt like you were in your own world due to the privacy. We will definitely be back!
