Scenic Hill peaceful getaway

Home is walking distance (15-20 min) to Kent station (notice the steep hills on route, so factor this in), 20 min to SEATAC airport, 25 min to Seattle/Tacoma, mega malls within 5-10 mi radius, ShoWare Center & more. You’ll love the central location, quiet, and outdoor space. The master suite is luxurious and exclusive. Walk-in closet, fire places, flat screen TVs with local programming (no cable service) and Jacuzzi tub. Many extra amenities in the house. ENJOY!
The space
Our area is a quiet dead end street. There are 2 water fountains that may be running or available for guest use depending on season (best if visiting in summer, and may not be operational during winters, falls and spring).
Outdoor areas is nice to hangout if weather and season permits. The patio furniture may be available or ready for use depending on weather and season. The yard is not the safest during winters or raining periods and there is moss and can be slippery.
Patio furniture may be wet or showing environmental impacts. so, use if it meets your needs or don't use. These features are optional for guest use and not prescribed or described to suit any particular purpose or needs.

BABY AMENITIES:
Baby crib, high chair, towels and some knick knacks are provided but use at own risk. Some books and stuff animals are there, but we don't know that it would be suitable for your baby age group. We cannot/do not guarantee nor warrantee suitability for your needs or fit for your baby. Check everything to make sure it is working ok, secured and safe for your use. House is not baby or toddler proof in general, so please take 100% responsibility for watching and keeping your kids away from dangers (outlets, stairs, cabinets doors, water fountains, appliances, tables and chairs, etc. ). These baby things are there for our use and we are just sharing them with responsible parents and families. Please don't make us regret this wonderful gesture.

TVs: There are 2 total TVs in the house. ALL TVs have only local programming or over the air antenna (sometime OK, sometimes not). TV in King room is suitable for DVD watching only as it is analog. Smart TVs in Family and main master rooms have same antenna signals, HDMI cable for guest to plug in their personal devices, and some smart applications like netflix and amazon prime for guest that have subscriptions to those services. We have Netflix in the Den TV but don't guarantee availability to guest. If you want to use it, please login with your own subscription accounts. If ours is available, please feel free to use it.

TV in upstairs master is also local antenna programming and has HDMI cables for personal devices. It is a 70" SMART TV. Please ask questions to host before booking if you have some specific expectations or questions.

Some rooms and common areas are equipped with Amazon Alexa home automation devices. If guest is uncomfortable or concerned about privacy with these devices, they can be turned off during your stay. However, please note that "House Info" are enabled on Alexa where you can get help with many different things in our homes: HOW, WHAT and WHERE. Just ask Alexa "Open My home guide"
Guest access
Guest can access all areas besides the garage, crawl spaces and attics. However, due to weather and seasons, not all outdoor areas are usable or safe to access (slippery when wet). Indoor is always available. Cabinets marked "Private" or "Admin Only" should not be accessed by guests.
Other things to note
The house is always thoroughly cleaned. In fact, this is one of our best features. We pay high quality cleaners more than the cleaning fees we collect on Airbnb. However, because we are located in the country side and woody areas, there's bound to be bugs or small insects visiting despite spraying. Sometime they die (very few) and you might find a few here and there. Be rest assured it is not indicative of the cleanliness of the house, we take the cleaning very seriously. If you are unsatisfied for any reason, give us a call and a chance to re-mediate. While we are happy for the compensation, the way you really thank us is through your 5-star review. Coffee: We provide a coffee machine and grounder. We do not provide coffee. There's assorted teas for your enjoyment. No guarantee of a particular kind. If you plan to revisit and there is something or flavor you would like, just let us know.

Thermostat: We have a Nest thermostat. The temperature cannot be set above 75 degrees. Turn the ring or rotate the front bezel to increase or reduce temperatures settings. Most homes in Washington state, more than 95% don't have AC. We have a 24K BTU AC in the big master room which is usually the hottest as it sits above the garage. The central fan picks up some cool air to distribute downstairs but no guarantees. During summer, keeping internal doors open while the AC upstairs run helps. We have provided fans in every room and areas to help with air circulation in addition to the central air. Open windows only if the temp is lower outside than inside.

Thermostat in the Den: Another NEST. Please don't set higher than 75 degrees or the Den gets unbearably hot.

Water heater: Behind left orange door in Den. Set to white (Warm) temperature marker for hot water. Anything above this is dangerous. During checkout, please reset water heater dial back to vacation mode.

Front door: Code is the last 4 digit of your airbnb phone number and is only active on the day of your checkin after the checking period begins. Please contact host if you plan to arrive early. Code expires on checkout day at 12 noon, unless pre-arranged for extended stay.
Security: Please always lock door when you leave.

Amazon Alexa: There is also amazon Alexa echo and dot. They can be activated with the wake word "Alexa". They are there for our use and for guests that enjoy music and home automation. If you are uncomfortable with it, please turn them off during your stay after informing us so that we can have it back on after you leave. If you don't know how to operate it, please give us a call or ask through Airbnb messaging.

SECURITY: there's professionally monitored alarm system in the house. All the smoke and carbon monoxide detectors are connected, any one of then would trigger the central alarm.

During your stay, guest have limited control of the system. The private areas not accessible to guests is always armed and monitored. We respect guest privacy so if guest does not enter into private areas, then they are not monitored.

Please do not attempt to remove batteries or disable any of the detectors and sensors. They are there for your safety. If the sensors beep or trigger, please alert up by both Airbnb messaging and phone call right away.
