La chambre était tel que présenté sur les photos. Toutefois la cuisinière n'était pas fonctionnelle, il y avait un problème électrique qui dégageait de la fumée. Le micro-onde n'était pas fonctionnel lui non plus. Le moyen de communication fournit initialement n’était pas le bon, après quelques jours la communication avec le gestionnaire a pu être possible. L'emplacement était très bien, près de l'épicerie, central, proche de la plage. Globalement j'ai apprécié l'endroit mis a part quelques petits problèmes.

1. La comunicación con la persona que administra la propiedad fue nula, nunca me respondió o tuvo ningún tipo de comunicación conmigo, nunca respondió. 2. Las toallas fueron muy pocas e insuficientes, pedimos más pero nunca nos respondieron. 3. Los primeros dos días no había agua caliente en el depa, después lo fueron a arreglar y hubo una fuga de agua muy molesta durante toda nuestra instancia que no paraba de tirar agua, nunca nadie nos fue a ayudar, el departamento se inundó, no dejaba dormir el ruido, había que estar limpiando todo el tiempo, y a pesar desde que el primer momento solicité apoyo para solucionar esto, nunca se me respondió y nunca hubo una ayuda real, realmente muy triste el servicio de soporte

Less Tulum jungle dream, more Guadalajara chic with a Chedraui across the street We arrived late at night after a last-minute Expedia rebooking, greeted not by staff but a security guard who thankfully got us into a unit. Clearly, they weren’t expecting us—the place wasn’t clean, with used towels and sheets left around. The shower design sends water spilling across the bathroom floor, and the road leading in is so cratered you’ll be grateful if your rental comes with full coverage. That said, once management got our complaints, things were cleaned and corrected by the time we came back from a day trip. The unit itself is spacious, the washer/dryer a rare gem, and having a Chedraui Selecto across the street was a big win. Safe overall (minus one sketchy encounter with men on a motorbike), but don’t expect the dreamy ‘Tulum vibe’—this feels more like a polished luxury apartment you’d find in Guadalajara, dressed up with a few Mayan-style touches. We’d come back, but with adjusted expectations.

If you staying here please dont book the private pool. Was terrible, the pump doesnt work and the water was gross. We liked the place overall but the pool in our level was full of mosquitos and bugs, they dont have proper systems for pools here. The room was good enough, the shower door wasnt working properly and the remote did not have batteries that worked. the street to get there is terrible one of the worse I have seen ever, with rain, the mud is bad. Better pay a bit more and stay in a better place.

The place itself was really nice. the security at front of the building were extremely nice and helpful. we used this location as a home base for our trip to the yucatan peninsula. after a two day trip south we had returned to find that the water was shutoff, after speaking with the security upfront they informed me that the water was shutoff due to the owner not paying his water bill for the room. we both tried contacting the owner with no answer at first. the owner did end up contacting me via text about 15mins later saying he was working on getting the water turned back on. it took about a hour and it was turned back on. The wifi also did not work and when I asked the owner about it he said send me what is available. I took a screen shot of what was available and sent it. the owner never responded.

The IIK Tulum is budget friendly but I don’t think it’s somewhere I’d stay again. Because it’s more of an a bnb style rental, there isn’t really a main concierge that can assist when needed. Unfortunately the wifi never supported my needs. I was able to get the tv to connect to Netflix but anytime I tried anything on my phone it wouldn’t work. I ended up buying a plan through an eSIM company. The road outside the hotel is very dusty and leaves a film on everything unfortunately. I also found the common areas to be uncomfortable and not places I’d hang out in. They had limited and uncomfortable loungers and the pools were not well maintained. The pool on my balcony was a waste of space and water. Definitely not something useable. The balcony was small and not private. There were many “little” things with the room that added up to a big thing such as the mattress was really hard (good if that’s your thing) a wonky coffee maker, insufficient bedding, no dish rag for dishes etc.
