  • Relax at this well-presented barn conversion set on a smallholding in an AONB, with glorious walks from the door.. All on the Ground Floor:

    Kitchen: Electric Cooker, Microwave, Fridge, Dishwasher, Washing Machine, French Doors Leading To Decking

    Sun Room: Sofa Bed (Kingsize), Bi-Fold Doors Leading To Decking.

    Bedroom 1: Double (4ft 6in) Bed

    Bedroom 2: Zip And Link Kingsize Bed (2 x Singles On Request)

    Bathroom: Bath With Shower Attachment, Toilet

    Shower Room: Cubicle Shower, Toilet. Oil central heating, electricity, bed linen, towels and Wi-Fi inlcuded. Initial fuel for wood burner provided, reaminder available locally. Highchair. External games room with pool table. External barn with freezer. Terrace with sitting-out area and garden furniture. Decked area with BBQ and garden furniture. Bike store. Private parking for 2 cars. No smoking. Please note: There is an unfecned drainage stream within the grounds (dry in the summer)..     Situated in an Area of Outstanding Natural Beauty in the Sussex High Weald, this detached holiday barn conversion has delightful rural views and footpaths right on the doorstep. Forming part of the owner’s grounds with 15th-century thatched cottage, this smallholding residence is shared by Golden Guernsey goats and an abundance of wildlife. Visit Battle Abbey and the 1066 Battlefield site, stunning moated Bodiam Castle, Herstmonceaux, Heritage steam railways, Weald gardens and stately homes. Eastbourne 15 miles. Tunbridge Wells 18 miles. Brighton 30 miles. Shop 2½ miles and pub 2 miles.



    The initial fuel is available for the wood burning stove, the remainder is available at cost. Raised open decking area overlooking patio and full deck with furniture. There is an unfenced draininage stream in grounds.

Great quiet spot and lookout from terrace. Bedrooms very small but good bathrooms and lounge. Our only problem was lack of WiFi and a poor phone signal. It was very frustrating not to have access to look things up/contact family etc on the Internet though we had expected the Internet to be provided. Owners said they had changed providers and this led to a problem they were trying to solve.

If you want to get away from it all (but still be striking distance from attractions if you want them) it's a great cottage. Set in a beautiful location in a truly rural setting, the cottage offers plenty of options for walks right from the door. Battle Abby and the sea side are just a short hop away too. As for the cottage itself, it is good value for money. The bedrooms are a bit too small, but it is not a real problem as the rest of the cottage doesn't feel small for four people and I'm sure the property would be more expensive if the bedrooms were bigger. The cottage was also one of the best stocked cottage for kitchen equipment and the treats that the owners left were truly appreciated. It was just right for a low key break with our two teens. The cottage was beautifully finished and furnished, complete in every way. The owners' home is here too and they were most kind, helpful and welcoming. The location is lovely, peaceful with a splendid view from the deck over the paddock to a pond and stream at the edge of woodland. Four golden (their colour) goats and two little ponies, were friendly and a delight to us adults; children would be entranced by them. We thoroughly enjoyed our stay both because of the comfortable evenings and the many visits we made in our three full days. The equipping of the cottage was well thought out including throws in the living room to snuggle up in, Netflix and a reading lamp. Had a lovely stay at swallows barn. Very comfortable with good quality furnishings and very well equipped with all you need. There is a choice of a bath or shower room, the shower was nice and powerful. The owners are very friendly and helpful and make you feel at home. Lovely home made cake when arrived and fresh eggs, biscuits, milk, and a bottle of juice all added to that personal touch even went home with a gift of freshly home made jam.
