One of the best stay. Room was neat and tidy, bathroom nice & clean ,beach view from balcony top notch, just 5 min walk to beach . Highly recommend within budget.

Pretty basic guest house type hotel. Our room was nice and spacious with a jacuzzi bath which was good, it smelt of bleach when we arrived but we left the fan on which sorted that. Very comfortable bed and pillows. The floor was squeaky from the damp under the laminate but that is like many places in Brighton with the sea air. It was a last minute booking and was fine for our needs, with ample tea and coffee facilities (unlike many places that leave you the bare minimum). The only thing that could be improved is the check in, you go to the pub next door and ask the bar staff to get the code which they have to message the owner to get while you wait which took a while with all the people that needed serving in the busy pub. Why not just message the code to our phone like other self check in options. Otherwise grat location to explore Kemptown and Brighton all very close and walkable with great restaurants very close by.

You need to get the keys from the pub next door, I don’t think I saw any staff in the hotel It’s noisy when people are coming into the hotel at night, so not the most restful night sleep, but well priced if you just need somewhere to sleep after a night out

We loved the massive room! Bed was a four poster double bed and the pillows very comfy. Bathroom was recently renovated and featured a jacuzzi bathtub. We only used the shower but the water pressure was great and towels were clean. Property offers 24h on street parking for £10 - need to go to the nearby pub to get your ticket to display in the car. Easy check in and check out.the only downside is that the local pub is also very noisy and I could only fall asleep close to midnight (thankfully my partner and child are good sleepers and went to bed 8:30pm) Would stay again if they make the room more soundproof. Close to beach and amenities

Excellent location, a short walk into town and some excellent cafes and restaurants nearby. Comfortable bed and spacious room, everything clean. Owners very friendly and helpful when we booked in. We were able to purchase a parking permit cheaply and, although parking tricky,we managed to find a space a short distance away. At time of visit there was only one towel hanger; some extra hooks and a shelf for washbags etc would be useful! Overall a very enjoyable stay!

Positives: Location was fantastic. Good shower. Negatives: Price extortionate (due to marathon day I assume). Room was very cold. No heating coming out of the radiators. Fridge was leaking water all over the floor. Cleaners were knocking on the door 15mins before checkout time.

Small quirky well equipped room, with nice welcoming tea and biscuits - very nice pub from which you collect keys next door but one. Bed comfy but slightly worn, bedside light did not work. Some noise from outside sounded like a pub or club party but went quiet shortly after midnight. The TV in the room switched itself on automatically at 06:18 in the morning waking me up, so I turned it off at the plug. The hotel itself has a lot of character. It is near the sea and plenty of shops and bars, cafes and so on.
