Our location is a perfect tranquil setting while being very close to all the popular parks, beach, water activities, manatee tours, scalloping, shopping and restaurants.

**Our home is one side of a duplex with plenty of privacy. Deck and backyard are completely private with 6-8' fencing. Only shared space is the kayak launch right at seawall.

Explore King Bay by launching our kayaks right from the backyard.
Have a cookout on our 15x20' DECK featuring 2 ANTI-GRAVITY LOUNGERS, a GAS GRILL, a fish cleaning sink and a large picnic table with umbrella.

We are close to all the LOCAL ACTIVITIES...
Hunter Springs Park, Homosassa Springs state park, Fort Island Beach, Bicentennial Pool Park, fishing charters, manatee tours, biking trails, air boating etc.

You will love visiting a piece of old Florida at Crystal River in this perfect spot!

Guests will have access to all spaces inside the cottage and backyard within their fenced in area. Guests will also have access to the kayak ramp and launch. Guests will have access to neighborhood for walking or riding bikes.

Quiet neighborhood that's great for biking and walking. Very private with no-thru traffic. No neighbors across front or back of house. Very close to Crystal River highlights (shopping, restaurants, manatee viewing)

2 cars can fit one behind the other in driveway.

NO SMOKING OR VAPING INSIDE OF THE HOME. NO MARIJUANA USE ON THIS PROPERTY.

This is a pet-friendly home. Please let us know weight and breed of dog. (2 dog max)
Pet fee is $125. Please notify host at time of booking. A separate invoice will be sent to you via email with link.
Pet rules are as follows...
Do not allow pet to sleep in our human beds. It is impossible to get pet hair out of the sheets.
Do not allow pet to wander into your neighbor's yard.
Pick up after your pet in the yard!

KAYAK AND AMENITIES DISCLAIMER
Host/owner takes an assertive approach in the maintenance and replacement of all amenities on the property as needed. Guests are expected to treat all amenities with common sense and caution and notify host if any amenity is malfunctioning or broken. As host is not present on the property and may not be aware of the current condition of every amenity, guests take sole responsibility during the use of kayaks, kayak ramp, floating dock, fishing poles, gas grill, gas fire pit, bikes and appliances. Host is not responsible for any injuries or accidents during a guests' stay.

*CAMERAS
This property uses motion censored cameras at front door and back door. These cameras only point to outside areas. These are meant to deter and prevent any unlawful activity. Also, this allows the host to monitor laborers such trash pickup, lawn maintenance, pest control etc.

*PEST CONTROL
Well, this is Florida and controlling unwanted bugs is always challenging. This home is cared for and managed by a professional pest control company on a quarterly basis. We do our best to keep doors and windows closed to keep unwanted pests outside! However, we cannot guarantee you will not encounter a curious creature during your stay. Keeping food cleaned up inside and out is definitely the best thing you can do to help us in this area. Please message host if you feel there is a problem.

*SAFETY
This property is located on a beautiful canal. At low tide there can be as much as an 6-8' drop off from the seawall into the canal. We ask that you please be mindful of the dangers of water and wildlife. CHILDREN SHOULD BE SUPERVISED AT ALL TIMES. DO NOT FEED WILDLIFE.
This is NOT a child-proof home.
