THE BOATHOUSE
INCLUDES two paddle boards, tandem kayak, single kayak, snorkel equipment and arrival Continental Breakfast. Experience the ultimate waterfront retreat! Swim with Manatee, Dolphin, Dive for Scallops (in Gulf) in the serene 72° water of King Spring. Relax in private one bedroom suite with equipped kitchenette, tile bathroom and outdoor living area suspended over water. Enjoy morning, coffee, evening cocktails with gorgeous sunsets! Relax on our rooftop deck or dock for lounging, dipping your feet in water, sunbathing and more!

Enjoy a restful night’s sleep under the unique backdrop of vintage sails. One king sized bed. The equipped kitchenette includes microwave, fridge, ice maker, hot plate, coffee maker and other conveniences to give you a choice of eating in or going out.

The Crystal River Boathouse is located right on the waters of King’s Bay, the headwaters of the Crystal River and home of the Florida Manatee. Just seven miles from the Gulf of Mexico. Enjoy your morning coffee or afternoon wine right here overlooking King Spring, the largest spring in the bay.

The Boathouse is all about offering you beautiful views of the bay, comfortable accommodations and water access just steps from your door. That’s not all, it also offers you ADVENTURE!! There is year round swimming with manatees, fishing and sightseeing. Get your kayak and enjoy an excursion to the world famous THREE SISTERS SPRINGS. Cutest little Boathouse
You literally wake up with manatees! What an incredible experience. Tedi was an amazing host! Her knowledge of the local area and wildlife was an incredible asset. Kayaking in the early morning hours was unmatched. The boathouse was perfect. Very clean, well maintained, and it smelled amazing, too. If you are looking for somewhere to stay to in Crystal River with prime viewing of manatees, other wildlife, and sunsets, this little place should top your list! I can’t say enough good things about it!

Cozy get away
The boathouse was perfect for me and my husband! We had everything we needed, took full advantage of the kayak and spent hours on the water!! It was just beautiful and we saw so many manatee!! The bed was comfy and the shower was great! Teddi goes above and beyond to make sure you’ve got everything you need including info about restaurants etc. I hope we’re lucky enough to stay here again someday.

My favorite place ever
Tedi and her mom are the best hosts. They treat you like family. If you are looking to take in all that nature has to offer, this is the spot. I woke up every morning and watched the sunrise with manatee, tarpon, pelicans, multiple other birds and a pair of nesting bald eagles straight out from the property. The screened in porch is perfect for relaxing no matter the weather. They have two brand new stand up paddle boards that we used daily. We will be back ❤️

Boat house on Crystal River
I want to say foremost, I wasn’t looking for a 5 star place to stay, just something clean and comfortable. Tedi was a very good hostess. We enjoyed our stay, but we were very disappointed on the cleanliness of the unit. She has sails as a backdrop behind the bed, which is a great idea because of the unit being right on the water, but there was spots of mold on them. Dead bugs behind and under furniture. The books she has in the unit, they all have mold in them also. The upper deck is full of black mold and the furniture up there was moldy and had bird feces on them. (I have pictures). Don’t stay here if you have allergies to mold, as I do. The tables and coffee tables, end tables all needed to be wiped down because they had a film on them. The double kayak is in disrepair because the hooks are broken, which makes it very uncomfortable to sit in because you have nothing to rest against, but my husband did his best to rectify this. (I did take pictures of that.). The swim noodles disintegrated when we tried to use them. (We left two new ones for her) in the property discription it claimed there were two bikes to ride, we never saw them or offered them. The first aid kit needs to be replenished (we needed two bandaids and there weren’t any.) And the fire extinguishers don’t have any inspection tags on them. We should know that they operate properly. The property seems to be a little overwhelming for Tedi. I say all this because for the amount of money I paid for 4 nights, I shouldn’t have had to be subjected to the uncleanliness. We did enjoy the nature all around us. This morning we watched a mama manatee and her baby folic in the water. I have pictures of everything I’ve documented here, but not sure how to post them.

The owner is so kind. The property suited our needs. A welcoming breakfast and appetizer snack during our stay was so kind. We will be back! Our dog was welcomed and our time was peaceful and uninterrupted. Kayak /snorkel use a huge bonus and savings. Eating diner and watching the manatees munch grass was such a treat and the rooftop was my evening and morning favorite spot to relax and enjoy the sunsets and views! Close convenient and classic! We enjoyed cooking our fresh seafood and steaks on site. ❤️ peace love and manatees!

Fabulous property and hostess!
Tedi is such a gem! If you are lucky 🍀 enough to book this place it was heaven and we slept like happy babies on the Crystal River! We woke up on the dock with coffee and danishes and fruit. The bed was so comfortable and we saw manatees, birds galore, and went bike riding. Will book again! Thank you so much!

My favorite place on earth
This place is just magical! Teddi is absolutely wonderful!! Not only very knowledgeable and helpful with the area and provides anything you’d need for your water sports, but her and her mom make you feel like your home! I’ve been three times since my first time a little over a year ago and would give anything to live here! The boathouse is amazing! It’s over the water and you can literally see manatees from your bed! It’s very clean, comfortable and the decor is adorable! The rooftop sundeck or dock are perfect for the most glorious sunsets you’ve ever seen! We get lots of use of the kayak and dock and Teddi always makes sure to get pictures for us! Perfect for outdoor activities or being super close to restaurants and more land stiff if ya want! We swam with a manatee right off the dock too! LOVE LOVE LOVE it here and I recommend it to anyone and everyone!

Crystal River Coma (a good thing!)
From start to finish my husband and I enjoyed the boathouse. We were there for a week and had everything we needed. Tedi is a sweet, hospitable hostess who checks in but doesn’t hover. The appetizer made by her mom was icing on the cake; it was delicious!!! We used the kayaks to find the manatees and saw plenty right off the dock. The restaurants around town were plentiful and delicious. Tedi gives great recommendations and she is always just a text away. We were so relaxed that one day we didn’t shower or get dressed…the Crystal River Coma!!! My husband loved the screened in room, and I loved the rooftop view. Speaking of view, you can’t beat the cooler evenings and the sunsets!!! The boathouse is tastefully decorated and clean. I hope we find ourselves back some day. Stay here you won’t regret it.

If you’re looking to be right next to manatees, this is it. Cannot beat the location. We loved relaxing on the screened in porch even when it rained. The bed is comfy! We already have next year booked ☺️

Run Down Falling Apart
Photos are deceiving. Outdoor shower rusted and falling apart used as storage. Camper for additional guest you could see dead insects and junk inside nobody could ever stay in there. Electrical was suspect with melted electrical outlets. Furniture dirty and from the 1980’s. Landscaping was let go with overgrown weeds and rusty pool screening and green pool to look at every day. Dock is dilapidated. Kayaks were both broken down with broken seats and in poor condition. SUP was not provided. Upper deck seemed unsafe with ancient furniture. Really low class. Do not plan on cooking just not feasible in the kitchenette. Also the owners are right there every day, they never go anywhere, so there is no privacy at all. The owners are all nice enough (4 adults). They just seem unable to do any kind of work or maintenance on the property. I just want future renters to know what to expect if they choose to rent.

Relaxing getaway
We had such and amazing relaxing wonderful time. The hosts were very helpful and easy to communicate with. The location of the property was perfect. Close to the boat ramps, town and restaurants. The best experience for us was waking up on the water and being able to the see the sunrise across the bay.

Would definitely STAY AWAY! My wife and I went on our honeymoon and booked 2 nights here. When we first arrived my wife saw a bug on the counter and we weren't sure what it was. After an hour or two, we decided to turn on the sink. Bad idea. Roaches came swarming out of it. We then moved some things on the counter and more swarms of cockroaches. After looking in the cupboards, there was old food laying out with BIG cockroaches crawling all over it. This scared both of us as we didn't want the completely infested place to intrude into our luggage and bring it back home. We called the host to let her know we were not comfortable staying in a room full of critters and the reply was "Oh, haha! Well we will come take a look in the morning." We obviously had to pack up and leave. We had to pay for a hotel for the 2 nights we had booked there. We have tried contacting the host ever since we left and she refuses to reply. We have not been issued a refund, or even an apology. We know Teddy has received all of our messages, and messages from VRBO, and she refuses to reply. She has acted in the most unprofessional manner every step of this process. If you are looking for a "Fear Factor" type experience, where you are content sleeping and eating with HUNDREDS of roaches crawling around you, this is the place to stay! We will talk about how Teddy made our honeymoon experience stressful, expensive, and left a sour taste (literally from the roaches) for years to come. Would not recommend!

Incredible!
This adorable boathouse made for a perfect girls weekend trip. We really enjoyed the use of the kayaks and the host Tedi and her Mother were such a delight. Tedi is a wealth of knowledge about the area and made sure we had everything we needed. The boathouse itself was very clean and had everything we needed. The screened in porch was fantastic for early morning breakfasts and also to keep the bugs away at night. You can not beat the beautiful sunsets overlooking the water. We will definitely be back!

Tucked away on Kings Bay the Boathouse is unique. Right over the water. Great screened in porch and upper deck. The host is outstanding as concierge. The location is close to everything. We loved this place and will rent it again.

Love this place!!
This was my second trip this year and I’ll be back as soon as I can get away again!! I just love this unique rental literally on top of the water! The boathouse is adorable, clean and comfy. You can see King’s Spring from your bed and manatees swim right up to the dock! And I just can’t say enough about Tedi!! If you want to leave this little slice of heaven and venture out she knows all of the best places in the surrounding areas a lot of which you can kayak to. She’ll also absolutely spoil you while you’re there! I just think it’s fair to warn any future guests that you’ll want to pack your bags and move to Crystal River after staying here!
