    Your stay begins the moment you enter the building. A well kept shared entrance and classic Georgian staircase lead you towards the flat, setting the tone for the space ahead. Through secure double doors you will find a striking atrium style hallway with ceilings that rise to full Georgian height. This wide L shaped reception area feels bright and impressive, with a bronze lantern providing a warm glow. A dedicated desk makes it easy to catch up on work, and a cleverly designed storage cupboard, complete with a Bosch tumble dryer, takes care of practical needs.



    Drawing Room

    At the heart of the home is the drawing room, a beautiful and atmospheric space filled with natural light from two ceiling height sash windows. Heavy hand pulled curtains frame views across cobbled streets, New Town rooftops, and even the distant Forth Bridge.     The Neighborhood:

    Union Street has recently been upgraded into a semi pedestrianised, one way street, making it unusually calm and peaceful for such a central location. Parking options are excellent, with residents bays available through temporary permits, as well as metered parking. Its position on the edge of Zones A and B means you can often enjoy free on street parking in Zone B after 5 pm and from Friday through to Monday morning.



    The street is close to the top of the main city tram line running along Leith Walk towards Edinburgh Docks and Edinburgh International Airport. The area offers a wide range of supermarkets, bookshops, cafes, restaurants, artisan bakeries, and specialist coffee shops, along with a choice of health and wellbeing venues. The Cathedral, the National Portrait Gallery, and the designer shops of George Street and Queen Street are only minutes from the property. Contemporary cultural venues at the Omni Centre, including the cinema, clubs, leisure centre with swimming pool, galleries, and bistros, are also close by. The Edinburgh Playhouse on Leith Walk is within easy reach, as are the green open spaces and striking city views from Calton Hill.



    The apartment is ideally placed for quick access to Edinburgh Waverley Station and nearby bus routes to major destinations. The area is well served by supermarkets, including a Tesco Metro only five minutes away, and a variety of local traders such as fishmongers, butchers, fresh produce shops, and other long established businesses on neighbouring streets. This thriving residential area is also one of the liveliest parts of the city for international cuisine and small independent businesses.



    There are no large, mainstream shopfronts along Union Street, which adds to its charm. Yet John Lewis and the nearby shopping centre, only five minutes away, provide all major retail brands along with ample parking for both short and long stays. The tram line also links the area to Ocean Terminal and the vibrant Shore district, with its many restaurants and cafes just over a mile away.



    Getting Around:

    Edinburgh is an easy city to explore on foot, but you will also have excellent transport links close by. The apartment is a short walk from Edinburgh Waverley Station, the main rail hub with frequent services across Scotland and direct trains to London and other major UK cities. Several Lothian Buses run along Leith Walk and Princes Street, giving quick and affordable access to destinations across the city. Edinburgh Trams connect the city centre to the airport in around 35 minutes, making travel simple from the moment you arrive. Taxis and ride share options are readily available, and with cycle hire stations nearby, you can choose whichever way of getting around suits you best.
