When we got to our room, there was a stain on the bed, no toilet paper anywhere to be found, the carpet didn't look like it had been vacuumed, cushions on the chairs were hanging off. Overall, it felt like a very dirty room. We were supposed to spend 4 nights at the lodge and we ended up spending 30 minutes there and leaving to book a room at the hotel down the road for 4 nights instead.

The front staff were rarely there. I was first shown a room that didn't have the two beds that I'd reserved. Moving to the appropriate sized room, I popped back to the front desk to ask for toiletries, as there were none. The desk staff said the individual shampoos were still to be delivered, and no soap other than 1 bar was in the place. He handed me the only full, family-sized bar of soap.
The coffee is central in the lobby. Anyone who desires creamer uses a spoon in a Costco-sized communal creamer container. Anyone with a sense of hygiene should think to stay elsewhere than in a hotel that runs out of the soap bars adequate for all rooms. The hotel shouldn't pass regulations if it requires all guests reach into the same creamer container as the unwashed hands of guests who weren't given out any soap.

3 Peaks is an OK place to crash. My most recent stay was disappointing. The bathroom in my room did not have a usable light fixture. The room was also not stocked with standard toiletries (soap, shampoo, lotion).
Location is great. Previous stays were better.
The property could definitely use some TLC, especially considering they charge a 'Property Fee'. This property fee certainly does not get reinvested in maintaining the building.
Happy to adjust this review if the property makes amends for the lack of bathroom lighting during my stay.

I would say it was an acceptable stay for the price in Summit County but left a lot to be desired. Many things broken in room: smoke detector had battery removed, drains in both shower and sink missing. Furniture worn out and damaged, stains on carpet, blood stain on one of pillow cases.
All that said, location is excellent and price is decent. While I'm cost-driven, I probably won't stay again. I'd rather drive further or pay a bit more.

We arrived on a Sunday night after a busy weekend (they got a dump of snow). Our room was cleaned, but not well. Floor had some remnants of pervious visitor and some left over hairs in the tub.
The location would be great for skiing at keystone, A-Bay, or Copper. We only stayed the planned 1 night before our week on resort at Copper. Didn't check out the hot tub or other things.
Coffee in the lobby was fine. It was quiet (Sunday night). Rooms were spacious. Beds were fine.

Walked in to check in and the front desk kid was high as a kite and had just set off a can of bear mace in the lobby. My wife and I smelled and felt it immediately. My wife got nauseas and started choking, we couldnt stop coughing for hours, and our eyes were burning. Submitted complaint to owner via expedia and no response.
