**Booking Information:**
1. 💲 Rates for smaller groups with a lower base nightly rate.
2. 💼 Additional charges for larger groups (up to 10 guests total) apply after the first 5.
3. 🐴 Book a private guided ranch tour during your stay (additional fees apply).
**Important Booking Details:**
1. 📷 Complete ID upload and rental agreement signing within 12 hours of booking to confirm your reservation.
2. 📧 Direct bookings available through the website or email - Third-party platform bookings may incur higher fees that cannot be discounted. We are unable to book you directly once you have contacted us through a third party messaging system. If you book directly AFTER reaching out to us on a third party platform 25% fee will be added to your total to cover the agreement these platforms enforce.
**Visitor Policy:**
1. 🚫 No visitors or day guests allowed outside of those included on the reservation as "registered guests".
2. 📋 First and last names of all adults, along with first names and ages of minors (infants & children), must be provided before check-in.
3. 👪 Only registered guests listed can be on the property - this is ALL guests of ALL ages.
**Security Deposit and Pet Policy:**
1. 💰 Refundable Security Deposit required before check-in.
2. 🐾 Dog-friendly with prior approval; dogs up to 40lbs, non-shedding, with a refundable $250 deposit and additional $25/night per dog fee.
**Sleeping Layout:**
- *First Floor (Sleeps 2):* Bedroom with Queen Bed, 4 Seasons Room/Playroom with Futon.
- *Upstairs (Sleeps 8): *1 King Bedroom, 1 Queen Bedroom & one Bedroom with 4 Twin Beds.
**Outdoor Features:**
- Two patios with beautiful slate flooring and a fenced rear yard.
- 1,400 sq ft patio with stone fireplace, flat-screen TV (available April - Nov), natural gas grill, outdoor dining table, and a hot tub available year round.
- 🚸 Hot Tub may not be used by anyone 6 years of age and under. All minors must be accompanied by adults at all times when using the hot tub.
- Spectacular views of Branch Hill Farm with over 80 animals.
**Fully Equipped Kitchen and Laundry Room:**
- Dishes, silverware, pots, pans, cooking utensils, coffee pot, keurig, blender, and more.
- Laundry room in the finished lower level with brand new washers and dryers.
**Parking and Security:**
- On-site parking for up to 8 cars (no oversized vehicles or trailers).
- Exterior security cameras for safety, details in the Short Term Rental agreement.
