House was nice. Had to contact property manager when we arrived as they had not sent the code to the property. She had dates on her calendar mixed up, but she quickly replied and gave us the code to house. There is no water access from the dock as the river was down. Overall, it was a nice place and good place to stay for a big group of people.

Well managed property

This property was great for our two family getaway. House was perfect for us. Loved the neighboring cows! Very flexible management! We knew the river was low, but wish there was still access to the water. Other than that, great experience! We will be back when the lake construction is complete!

Very large well kept house

House, bedrooms and bathrooms were great. The only issue we had was that it is not possible to access the river. There is a 6’ drop on the river deck. A ladder and weed eater would be helpful to get down to the river. Host is very nice and instantly responds. Nice keirigin the large kitchen.

Get away

It's was a good get away home. Alot of bugs in the house and was some what clean. Deck was nice be sure you take whatever you need with you when you go down because you wont want to come back up the stair right away. We pretty much just stayed at the house to sleep. Be sure to pack your off!

Nice Family River Trip

The house was fine for what we needed. The location of the house was actually perfect, as we were not in the middle of town and did not have to deal with any traffic or noise. We only traveled about 20 minutes to get to river access for the Guadalupe. The river is down quite a bit but still high enough to get in and walk around. There is limited access to get in the river from the property but the neighbors were kind enough to let our girls jump in from their lower dock. There was a grey fox that was hanging out on one set of stairs going down to the water, I enjoyed sitting out with my morning coffee watching him. He never attempted to come into the yard, just hung out on the steps going down to the water. There were also lots of deer in the trees across the river from the property. Check in instructions were spot on and we had no issues getting into the house. The house is actually a lot nicer than it looks in the pictures. The lay out of the house was nice. We had plenty of sleeping space for our party of 9 (5 adults, 2 young adults, and 2 kids under 10). I did discuss some suggestions for improvements on the house with the property manager. I chose to discuss these with her personally because I refuse to leave a negative review seeing as the house was nice enough that we enjoyed our stay. We would definitely book again in the future. Shana was super nice, very easy to work with, and open to our suggestions for improvement.

Fun family weekend

We had a blast here. Super easy ck in, house was clean with plenty of room. The deck and river area is the best. Fun times with the family. Definitely recommend

Spacious house and great water view

We enjoyed our stay at this property. It had enough spaces to sleep 10 people plus more. Just FYI to future renters there are 65 stair to climb to get down to the river. They are kinda steep in certain areas. The only issue we had were the sugar ants in the kitchen. Overall it was a great place to stay and we will definitely rent it again. It was in a great secluded area and very peaceful.

Extended weekend

We stayed for an extended weekend to have a change of scenery. The lake is beautiful and the location was good. The house was mostly as we expected however we had issues with cleanliness and insects in the house and yellow jackets on the dock. The property manager sent someone to take care of the yellow jackets after we let them know we had purchased spray and tried to get rid of half a dozen or more nests. Overall we enjoyed our stay but the house could benefit from a thorough cleaning and extermination.

Terrible communication and additional deposits after check in!!

I absolutely cringe at leaving a bad review and I'm never one to complain but I think everyone thinking of staying here needs to hear this. To start off they waited too long to confirm the reservation request so it cancelled. They asked that I resubmit and they would accept it, which I did within 5 minutes of request, and they still did not accept. I texted them after noon on the day we were supposed to check in and asked if I should be hooking onto the boat or looking for another house to rent. They said the house wasn't clean and wouldn't be available (AFTER THEY CHARGED MY CARD). They texted me back a while later and said it would be ready after 5 PM. They couldn't cancel the transaction and neither could I so we went ahead with the trip. Already off to a bad start obviously. Then after everything is sorted out and we get to the house they inform me there is an additional $250 deposit to use the boat lift. CRAZY. There is nothing on the ad or property description mentioning this! I had already paid the $500 deposit for the property. When I told them I would not write a personal check the next day, with my acct info on it mind you, they said I couldn't use the lift. Seemed like a scam at that point! There were no terms of refund or surrender for this Mysterious Deposit and I didnt feel comfortable writing a check. After I told them I was gonna load my stuff and leave a day early since I had to take my boat out of the water they said they could send over a whole new rental agreement. Complete BS! We left and I informed them the house was cleaner than we found it and locked up. The next day, 24 hrs after we left, I get a text asking if I turned the thermostat to 50° which I absolutely would not do, no matter how crazy the experience was! It was a "nest" thermostat that can be controlled remotely and it was absolutely set at 72° when we left but this just added to the craziness of the whole situation!! I would 100% not recommend dealing with these people. There are about 100 more stairs that are not shown in the pics as well. It wasn't a big deal for our family but It could be for some. It should be shown in pics or disclosed but it seems they try to make it look closer to the water than it actually is. You can barely see the river from the house and you absolutely cannot see the dock or your boat. Decent location, mediocre old house, terrible experience!!

Relaxing

The Patterson house was spacious and clean, comfortably fitting our group of 8. The location was perfect with a multi level deck right on the river. There is a grill and a outdoor fire pit. We would definitely recommend this place.

Great getaway home for a group of women!

It was such a cute spacious home for a ladies getaway weekend, our only compliant would be the cleanliness of appliances. The coffee maker & oven needed some major cleaning before using. Other than that minor hiccup we loved it. Especially the cute little cows, it was a great time!

Big spacious home on the river

I really liked the house and the space provided was very comfortable. We were a family of 10 and had more than enough space to sleep. The only issue with the house was that there were spider webs every where and lots of bugs all over the house. I bought bug spray but still couldn’t get rid of them. We also had an issue with cleaning but it was resolved right away. Totally recommend if you don’t mind the bugs. I would have given a higher rating if we didn’t get bitten by the bugs.

Pristine and calm

Patterson Place has an ambience and calming charm that appeals to nature lovers. The double decker dock is fantastic and offers a great view of the Guadalupe. The house itself is perfect for families that want a get together in a peaceful place beside the water.

Awesome views!

We had a great time celebrating my husband's birthday t the McQueeney house! It was very spacious, clean, and perfect for families! The deck view to the lake was amazing! Next time we will definitely take a boat ;) .

Unbeatable location and atmosphere!

We had a great time at the Patterson Place! The location directly on the lake can't be beat, and we loved how quiet and serene the street was. It was our own little oasis with PLENTY of room for all of us. Thank you for having us!
