Overall, I would go to Casa Guiva again! The property was quiet and peaceful with a beautiful interior patio and lovely rooftop terrace with great views! The staff was always helpful and very friendly!
The bathroom sink was tiny and the room could use a paint job and new sheets, but the price point made all those things acceptable! :)
I VISITED THIS BEAUTIFUL HOTEL/HACIENDA WITH MY FAMILY AND MY EXPERIENCE WAS AMAZING. THE FRIENDLY PEOPLE ARE VERY PLESENT AND WELCOMING. THE HOTEL IS BEAUTIFUL ONLY 5 BLOCKS AWAY FROM EL SOCALO. FEW BLOCKS AWAY FROM FOOD PLACES. I HIGHLY RECOMMEND THIS PLACE TO ANYONE.
Everything was ok, except that o chose this hotel based on the description , restaurant, bar, which the hotel didn’t have.

For the price of the rooms I would expect to have at least air conditioning in all the rooms, but they told me that they just have one room with air conditioning and it costs more. I didn’t get any toiletries or towels. Bathroom smelled like sewer. Rain water leaked through the walls. We did enjoy breakfast.
We had reserved a Deluxe Double room. This is not what we got. The room we got was very small & seemed like it hadn't been rented in awhile. It had a worn out blanket on the bed instead of the colorful blankets in the other rooms. The toilet didn't flush, no water pressure & no hot water. Apparently the pump & hot water heater for this room had been turned off? It was a small room next to the breakfast room, so it was very noisy, not only from the guest but the staff moping the floors at 6 am every morning. There was a window over the door that was not covered so the light from the hallway shined through all night, until we asked the manager the next day if they could turn off at night. They tried to move us to another room but it was up multiple flights of regular stairs then another flight of narrow metal stairs. It was pretty scary. If you're looking for a decent, calm, peaceful, not hectic hotel this is not the place. A lot of street noise also. We didn't get much rest. We've stayed at better hotels in Oaxaca for the same price.

Terrible customer service. The lady at the Front Desk tried to double charge me for my stay, even thou I booked (and paid) through Expedia. She said she didn't believe Expedia would pay her and I should pay her again. Then she said I could wait in my room while she called Expedia, but if she couldn't get confirmation I would have to pay (again). So I waited for an hour on the terrace and came down to check on her, and she said I should cancel my Expedia reservation (and lose half my money) because everyone pays when they check-in. I told her I didn't want to lose half of my money. She made another quick phone call (it didn't sound like to Expedia) and finally agreed to check me in. I was too tired at the end of the day, so I agreed. But whether this was gross disorganization or a petty scam attempt, this was awful service. The photos make the hotel look promising, but it is not worth this headache. There are so many better, reliable (and cheaper) hotels in Oaxaca.
Casa Guivá is a charming colonial house with a cozy indoor patio and nice rooftop terraces. There are 9 rooms in total, so its literally like living in an old mexican house. Our room was at the top, on it’s own in one of the rooftops. We didn’t get any noise from the rest of the house or guests, but we did get the noise from the street... it is in a city center, so that was to be expected.
Just thought you’d like to know that all rooms have private bathrooms now, recently added for the comfort of guests.
As for the review that mentions the credit card issue, yeah, you can only pay in cash. If you want to use your credit card, they will call another of their branches and give your info over the phone in order to be charged on their terminal. Although they seemed nice and trustworthy, we preferred not to risk it bc we are digital nomads and would rather not have issues with our credit cards bc it will be a hassle to get a new one in a foreign country.
The hotel is in a great location, at walking distance from anything you would want to do in the city center (tours, airbnb experiences, Meeting points, community activities, etc.).
The personnel were very nice and welcoming. Always with a smile and ready to tend to any need of their guests.
All in all a very nice stay in a very convenient location. We really enjoyed our visit to Oaxaca on day of the dead weekend!

HABÍA ROPA DEL HUESPED ANTERIOR. LA HABITACIÓN MUY PEQUEÑA. HAY DIFERENCIA ENTRE LAS IMÁGENES Y LO REAL. EL SERVICIO DEL PERSONAL ES BUENO: ATENTO Y DISPUESTO A APOYAR.
Very cute building, about 10 min walk to El Zocalo, with plenty of food options near by. Small market with most of what you would need: water, coca-cola, Valentinas hot-sauce, and plenty of other snacks and some other misc. items. There are plenty of places to hang out (3 sitting areas) to people watch or chill at the rooftop terrace and take in the awesome pandoramic view of the city. Peaceful, but the occasional fireworks (went during the Guelaguetza). Front desk are extremely helpful, they will coordinate travel arrangements for you and give you recommendations for places to eat. Very secure, they lock the front gate most of the day. Everyone on site was very wonderful and I would return or send my family to stay. Happy & Safe Travels!
En primera instancia no tiene estacionamiento, segundo compartes el baño con otras habitaciones, tercer punto el baño no servía y la habitación no cuenta con aire acondicionado.
Habitación demasiado pequeña, incomoda, sin ventilación. Baño compartido limpio pero sin lo necesario, jabón, shampoo, sin agua caliente. Es una casa que alquila habitaciones.
Mi estancia en el Hotel fue maravillosa, desde la ubicación hasta la comodidad de mi habitación ya que pude acceder caminando al centro histórico de la ciudad. La vista desde las 3 terrazas con las que cuenta está fenomenal sin dejar a un lado la excelente atención del personal.

Reservé para 4 días en semana santa, es un hotel pequeño, con apariencia confortable, aunque con algunas desventajas, por ejemplo no cuentan con terminal para pagos con tarjeta y tienen que llamar por teléfono a no sé quién y dar los datos de tu tarjeta (ojo con eso), además de que era una reservación para "pagar llegando al hotel", e intentaron hacer los cargos a la tarjeta un día antes, dato curioso a después de eso me llaman del banco diciéndome que habían clonado mi tarjeta. Por otro lado no cuentan con facturación ya que te cobran el 19% del costo de tu reservación. Es un hotel pequeño, y si sólo es para descansar está bastante bien para pasar la noche.
Muy buena atención en general el personal muy amables y atentos y el hotel muy bonito sus jardines y terrazas muy cómodas y mucha vegetación las habitaciones muy bien
Teníamos que pedir papel de baño, para tener agua caliente teníamos que dejar la llave del lavabo abierta también (un desperdicio de agua) las señoritas MUY amables eso si.
