The room has all you need to relax after a day at the beach. The staff are super friendly and very responsive.
The little kitchen works very well, as does the fridge.
Bed is super comfy.
Good for early risers since the blinds are thin and you wake up to the sound of birds, which wasn’t an inconvenience for us since we like to make the most of our days at the beach.
We stayed in the penthouse which was a three story walk up with a very nice rooftop patio. The two lower rooms have AC which worked well and kept things fresh. All of the linens and towels were fresh and clean. Lots of space for friends to have a good time. The energy outside is lively . . . Until 4:30am, lively so if you’re looking for a quiet place maybe look at a hotel further into the surrounding neighborhoods. This was right in the mix which could be great for some people. This probably wouldn’t be a great unit to stay in with kids smaller than seven. The people running it are very attentive but aren’t always on the premises use WhatsApp to communicate. It seems they’re always close by though. Overall, a great stay.

this property is practically next door to the beach in san pancho. easily walkable to all the shopping and food options. no designated parking but we found street parking a block away during the off season. was super affordable for a last minute booking.
check in was somewhat confusing. the booking stated checkin at 3 but no one staffs the front desk. after multiple attempts to find a staff member we located a QR code which put us in touch with staff who came from another location to let us in. they were extremely responsive to us on whatsapp from there onward but were not present at the property full time.
our room was large with a balcony overlooking the main road in san pancho and a kitchen (gas stove, filtered water, coffee maker) but no mini fridge. there were many ant-like bugs in the kitchen.
AC unit was not high powered and our room didn’t fully cool off until we woke up in the AM. sleeping was difficult as temps were in the 80s at night. definitely turn your AC on immediately upon checkin.
bed was comfy and sheets appeared to be clean but we both woke up with small red itchy bites on our skin. not sure if these were from the bed or san pancho in general.
overall this place served us well for a last minute stay (we booked with less than 12 hours before checkin) and the location can’t be beat, but we would look for other options before booking here again.
Nice place. The restaurant under my room played their music pretty loud at times and you could hear everything that went on within the hotel. That is really my only complaint.
Two stars for location and for staff trying to help. All the rest has a lot to be improved by owners. You may want to skip if you are looking for something more than just being close to the beach. I'm sure we will find something cleaned and with better amenities in another hotel for our our future trips.

Buena ubicacion a pasos de la playa . Habitacion decente

The “ocean view” was a view of a concrete pool at the neighboring property, where loud drills and power washers operated all day, making relaxation impossible. This hotel, like much in San Pancho, is overrated and overpriced — and overrun by foreign tourism that drives prices up and pushes out local people. The town of San Pancho was crowded with gringos and expensive boutique shops. The beach was overcrowded and unpleasant. San Pancho, I have heard, was once pleasant and “off the beaten path.” No more: like Tulum and other once-charming beach destinations, it’s been overrun by tourist hordes. Beating back stiff competition from Cozumel, this is the worst and most touristy place I’ve ever stayed in Mexico.
