The property was well appointed, with high quality fixtures and fittings throughout.
The apartment is literally 2 mins walk from the beach and there railway station.
We had a great week, and would consider going back again next Christmas time.
Parking so close to town is a real advantage.
Very impressive to find somewhere with 2 double bedrooms and 2 bathrooms.
The views are amazing and it’s only 1 mins walk down to Porthminster Beach & the Cafe.
Just below the Harbour Hotel where you get a discount on their facilities.
The access road is steep & the parking space is a bit tight; not recommended for Chelsea Tractors !

This property was conveniently located near to the Harbour Hotel where we were getting married half way through our week's stay. Our reason for booking here was its location and also the added bonus of being able to use the spa facilities. It was a lovely apartment and we very much enjoyed our stay.
Beautiful property in a spectacular location. Easy to access Port Minster beach. We found the road to the property an absolute nightmare!! We had to reverse back down the hill on several occasions and the top of the road was completely blocked by a Waitrose van when we left!! Definitely not gor the faint hearted!!
During the booking and information gathering stage Alan Hocking was very helpful and responsive.
The property description (images and words) is thorough and accurate; so no surprises on arrival. As the living area (combined dining room, lounge, kitchen) is quite small, it would have been tempting for the owner to enhance the image to make it look bigger; he hasn't so what you see is what you get.
It should be noted that if guests intend to prepare substantial meals, there is minimal food preparation space. Also a big supermarket shop could be a problem as there is nowhere to store goods except the fridge and small freezer (we had to empty a couple of cupboards of pots/pans to make food storage space.)
There were a couple of minor maintenance issues early in the stay, but the local agent Sandy Toes was very responsive and helpful.

My friend and I stayed for a few days and were very comfortable in the apartment. We enjoyed the facilities at the hotel next door very much. Close to beach and an easy walk into st Ives. However you need to be a confident driver to deal with the very steep approach / parking experience and also the hill that leads to the main road where there is a very steep one way hill and a blind corner at the top. Stressing about this spoiled our holiday a little, however everything else was great.
Excellent location with parking on site right by Porthmeor beach.

This apartment, especially the beds, Is very comfortable,. The decor is tasteful, with good quality furnishings and was warm and welcoming on our arrival.
As stated on the description, the narrow lane down through Primrose Valley is not for the inexperienced driver & the allocated parking space takes a little negotiation. HOWEVER, this should not deter you as the location is perfect for the short walk into St Ives along the promenade, as well as the wonderful Porthminster Beach Cafe next to the sea, 3 minutes stroll from your front door. Definitely a gem to return to!
We really enjoyed our week in the apartment. All kitted out with everything we needed and the location was fantastic to make our stay really enjoyable and memorable. Would definitely recommend to other families. The weather stayed good for us - very mild for late December. Would love to return in the future.
All correspondence with the owner was speedy and very helpful. A lovely apartment at the seaside with the added bonus of passes to the health spa in the local hotel. Great location for walking into town too. Would recommend for two couples or small family.
This property is well presented and a lovely 10 min walk back into St Ives and on top of Porthminster beach. Don’t be out off by comments on the parking my BMW 320 fitted in fine. A lovely stay
Superb apartment well designed and decorated. Location was perfect for us with a gentle stroll to the centre of town, beach very very close. Don’t let the very short steep drive put you off, having the parking space is invaluable. Would definitely stay again, thanks Alan for your superb communication and information on the run up to our stay
Just returned from a lovely week in St Ives. The approach to the apartment is down a narrow lane, turning off a very busy road. Parking was initially a bit hair- raising as the space is on a steep slope in a corner. I only have a Mini and decided to reverse in, which was tricky and there was a strong smell of burning rubber afterwards! That’s really the only negative comment.
The apartment is beautifully equipped and both bedrooms comfortable with lovely side sea views from the front one. The kitchen area is cleverly designed though compact.
Many restaurants were booked and some closed due to Covid staffing issues but it didn’t spoil the week at all.
The weather was better than forecast and beautiful Porthminster Beach is a few minutes walk away down a short hill. It’s a 10 minute walk to st Ives along a level path. So convenient.
We also explored the area driving to Cape Cornwall, Pendeen Lighthouse and Penzance.
A stunning part of the world. Will definitely return and would happily stay at Primrose Court again.
This property is absolutely stunning! The location is incredible, literally a stones throw from the beach. The apartment is designed and decorated to a beautiful standard and Alan was very lovely, accommodating and prompt in all of our communications.
The area is beautiful, so many beaches to explore - I highly recommend the costal walk to Carbis Bay Beach and visiting Hayle beach if you have chance too. The kids loved the apartment and we would stay there again in a heartbeat. Thank you Alan for giving us such a lovely holiday particularly after a year of not leaving Birmingham!
We heard 4 days before our trip to St. Ives that the house we had rented had been flooded and would not be available. Alan (the owner) could not have been more helpful to accommodate our request, even extending our stay at the last minute too. We have a young family and the kids really enjoyed the access to the swimming pool on a daily basis at the local hotel and they also had a couple of tennis lessons at the clay courts just across from the apartment. The apartment is central to everything (don't be put off by comments on parking, we have an estate and managed easily) and a short stroll along the waterfront into town, admittedly after walking down a reasonably steep hill. We went to Porthminster Beach Cafe pretty much every day and enjoyed watching the kids play on the beach (in December!). The apartment had everything we needed and we really enjoyed our stay.
The property is a great location, it is on a hill so be prepared.
You have sea views from the property and veranda and it is a five minute walk to the centre of St Ives .

Very stylish apartment with everything that we needed for our stay. Amazing views of the beach & harbour from the balcony. We loved having breakfast each day on the balcony enjoying this view. Just 2 minute walk to the beach and 5 minutes to the harbour making this a perfect location.
Beautiful setting ideal for town’s celebrations. Apartment excellent except for parking ! It was extremely awkward at times impossible. Although described as “a bit tricky” with all the other spaces occupied by large cars it was impossible to manoeuvre into our allocated space. As town parking at this time of the year is non existent this point alone would mean WE won’t rebook.
A very well appointed, comfortable apartment with a lovely water view. It’s located a short walk away from Porthminster Beach and the center of St. Ives. Our host Alan thought of everything to to ensure a throughly pleasant experience. Would highly recommend.
