“First of all, if you book this property you're going to get hundreds of messages from the host prior to even going with several forms to fill out and online check-ins to complete and upgrades to buy, etc. We paid $269 for one night plus an extra $50 for a pet plus they then wanted extra money to check in early or check out late or reserve parking because there's only 3 parking spots in the back (for A LOT of rooms). “Pros: The issue with the air conditioning was addressed fairly quickly, and the on-site handyman did an excellent job. The proximity to Newburyport was also a major plus. Cons: While the room appeared tidy, it wasn’t as clean as expected. The property is located directly behind a very loud restaurant/bar, making it quite noisy, and the surrounding area wasn’t particularly appealing. Considering the price, it was disappointing overall. “I had an okay visit. I didn’t understand the parking why I had to park in a separate parking spot when my room was right there were you check in in the main building. I found it frustrating. The cleaning staff didn’t clean my room at all. They just emptied the trash. It would’ve been nice if they swept and made my bed when they came in my room every day cause of all the sand and what not the pool gate was broken and I told one of the cleaning ladies and she just ignored me and it never got……

“I loved the room colors and bedding. The rug was very nice, but needed cleaning. I enjoyed swimming in the pool, but that needed cleaning as well. I would stay there again. I just hope they up their game on the cleaning. It is away from the hustle and bustle farther south which is what I wanted. There is plenty of parking and you can walk across the street to the beach. “The room was extremely clean, nothing out of place. The staff was delightful! Very helpful when I was trying to figure out how to find laundry detergent at the front desk shop. The breakfast spread is very tasty as well, the kids loved the make your own waffles station. There was a nice spread of fruits, cereal, sausage, eggs, homestykle bkfst potatos, tea, coffee, hot chocolate and juice.
