Affordable no frills business hotel, worked great for us as a traveling pair. The standard twin room gave us ample space to manage 2 large suitcases and a carry-on when it came time to pack our bags and head home.
Amenities were provided at the ground floor on a self-service as needed basis, you truly don't need to pack any amenities if you're from out of town unless you're particular about shampoos, conditioners, and face/body wash (and prescribed care items of course).
Access to both Daimon station, Asakusa and Oedo lines, and Hamamatsucho station, JR lines (Yamanote) and monorail to Haneda airport, make moving around the city super convenient. For any travelers considering this location, I would recommend using the south entrance/exit of Hamamatsucho station for your trips between the hotel and Haneda airport as it has escalators in both directions.
Staff were helpful and friendly, don't be shy about using google translate although some were very well versed in English anyway.
Breakfast buffet was okay for the price, I did find better value going to Yoshinoya (2 min walk), Matsuya (3 min), and Sukiya (8 min) in the area. There are other food options near the main intersection namely, Fuji soba, Coco Ichibanya, and McDonald's. Goes without saying that a conbini is around a corner somewhere in the area.
Overall for my next trip to Japan I would be either looking to book this spot again or look at other locations offered by Sotetsu Fresa Inn.
