Nestled in the heart of the charming West Sussex village of Middleton-on-Sea, Rose Cottage is a true hidden gem. This picture-book cottage is brimming with character and offers the perfect setting for a relaxing countryside escape.

Dating back to at least 1606, Rose Cottage is Grade II listed and steeped in history. It was meticulously restored over two years by previous owners, working closely with English Heritage to ensure every detail honoured the cottage's original character. Traditional materials and techniques were used throughout the renovation, and some of the craftsmanship can be viewed through dedicated display panels within the cottage. The property was recognised with a Conservation Award in 2008 and proudly holds a 4-star rating from the English Quality in Tourism scheme.

Inside, the cottage offers cosy and comfortable accommodation. The sitting room features a wood-burning stove for chilly evenings and a TV with FreeSat channels for your entertainment. The kitchen is well equipped with modern appliances, including a slimline dishwasher. The standout feature is the charming double bedroom, complete with exposed beams and a unique bed crafted using old stocks. There is also a second bedroom with bunk beds, ideal for families, and a modern wet-room with a shower, wash basin and toilet.

Step outside to find beautifully maintained gardens, with colourful flower beds and neatly kept lawns. A bistro set provides the perfect spot to enjoy your morning coffee or afternoon tea al fresco. There's also off-road parking and a converted garage that now serves as a utility room and secure storage area — perfect for sports equipment or a treasured vehicle.

The village of Middleton-on-Sea is a delight in itself. Just a short stroll from the cottage, you'll find local shops, inviting coffee houses, and a highly rated fish and chip shop. The village is rich in character, with historic architecture and a relaxed, welcoming atmosphere. The beach is also nearby and can be reached on foot via a private estate. The local area offers an abundance of walking and cycling routes, including access to the stunning South Downs National Park.

For day trips, the nearby coastal towns of Bognor Regis and Littlehampton offer classic seaside charm, complete with promenades, sweet shops and piers. Head a little further inland to the cathedral city of Chichester, known for its Roman heritage, lively arts scene, and beautiful historic streets. The world-renowned Goodwood Estate is also close by, home to major events such as the Festival of Speed and Goodwood Revival.

The location is well connected, with easy access to the vibrant cities of Brighton and Portsmouth. In Portsmouth, highlights include the Historic Dockyard and the rich maritime history of the British Navy. Cozy and well appointed. Ancient and modern.

This is a lovely place. The rooms are small, but despite this there is no feeling of claustrophobia. A lovely atmosphere. When I booked Rose cottage, I didn't realise the family significance of the place for my friend, so relatives came to visit the place where their great grandfather used to live.
