A warm welcome was followed by a warm and cosy room. The kippers for breakfast were piping hot and the egg poached to perfection. Breakfast was included in room price, and served to you table. The location is very central to the town, and the host was most helpful.
Room was immaculate, had everything we needed.
Breakfast was delicious and a nice choice.
We had our own bathroom and were given a key to come and go from the building.
It was in a good location near to town . Parking on the drive . Rooms big and comfortable . Breakfast very good choice and plenty of good. Staff very friendly

Amanda was very friendly & helpful. Breakfast was lovely. Building is a bit rundown with weak shower.
Very hospitable owner great breakfast , very hospitable owner been and stayed here a number of times over the years even with my late border collie once 👍
Cant falt the hotel lady running it is nice and helpful service is great breakfast lovely service very high standard place very clean i will definitely be back to stay here again with in walking distance of town centre
A good place to stay, very much a home from home.
The hotel is a conveniently located near the centre of town, only a short walk from the train station.
Amanda is a wonderful host friendly and helpful.

Good location. Nice room. Good breakfast. Owner dried our wet clothes.
Lovely room, very spacious and clean, brilliant for the price. The Breakfast which is included in the price was more than enough and Amanda was very accommodating. We only stayed for 1 night but I would highly recommend this B&B
Very warm welcome and very clean facilities.No restaurant but very close to centre of town with many good eateries and pubs.After a good nights sleep under a feather duvet(lovely),we ate a great Scottish breakfast with plenty of choices of cereals,fruit juice etc.A lovely guest house!

Pleasant woman who welcomed us and served us breakfast.
Room slightly dated but fine for 1 night.
We had our own bathroom but not ensuite.
Breakfast nice.
Mattresses were terrible, room was tiny with a shower in the closet, shower fan kept going for hours and would not switch off, property was in process of being sold so no improvements would be made, was old and tired room. breakfast was lovely however
Amanda, the hotel owner was friendly, kind, helpful and understanding. She searched for more taxi numbers online for me as the numbers I had called earlier stated no taxi was available due to being on Sunday. She even went on to say if no taxi (taxis on Sundays are difficult to get) she would drive me to my destination from 9:30am when the breakfast time would be over. This is a good act of kindness.
Fortunately, I was able to get a taxi at 9am who took me to my destination.
I was greeted by a nice bloke who said breakfast was from 7:30am. I thought that was great as I had to leave at 8:00am.
I went to the resturant at 7:30am and the lights were off and no food was available, there wasn't even milk or juice in the fridge! I finished chemo 2 months ago so it's so important that I eat to keep my energy/strength up. At 8:00am, I rung the bell on reception and 3 minutes later, a woman came to me and told me I was lying about being told what time breakfast starts! She didn't apologise. She was actually quite angry and flustered so I got the impression she'd overslept.
I would recommend staying down the road at Dumfries Villa - I have only ever had good experiences with the host called Colin who is really welcoming (unfortunately, he was fully booked!)
She said that she would ring me to refund it but never did!
