The room was very poorly lit, no lights apart from small wall lights which being sight impaired I struggled with. Tap was loose and wobbly in bathroom sink.

The guest house was excellent except others using it were not. Signs are needed to close doors quietly as front door bangs very loudly. Those leaving also banged their doors. Arguments in hall in middle of night was awful. I understand this is not owners fault but signage asking to be respectful of others may help. We were wakened at 2am till 4am with the noise. No concern over room which was great.

Very comfortable stay for work. Bed was comfortable, very clean room and good shower. Free parking available at the rear of the property. Definitely staying here again in the future

Stayed here over the weekend. Great location, great decor, easy access to get in to the room & building. Fantastic was the fact there is a car park to the rear with the room number on it, brilliant.

A very comfortable room, well decorated and in a convenient location in Irvine. A short watch to the local retail park and some lovely restaurants within 5 minutes walk. I didn't see the owner, as everything is done remotely and worked fine for me. I used the guest house for a suitable base to tour along the Ayrshire coast.

Accommodation car park full but large free car park opposite. Easy self access to hotel/room. No staff but no problem. Lovely room. Irvine pretty run down but large shopping centre near by. Dinner at nearby Hamilton excellent

Good, clean and location for walking

Clean and tidy room. had everything you could need but no staff on site during our stay and would stay again. no breakfast offer (obviously as no staff) but all else was good and would stay again. Good location for town shops etc.

It was a good experience lodging in the facility. It would have been best if breakfast was included in the fee. It was free and self accessed property with the information provided. Despite of late arrival (passed 00:00hrs) due to long journey. I'm satisfied even with the short time spent. Thank you
