🚗 Parking: One designated side of the driveway is available for this apartment. The remaining space belongs to the neighboring unit.

📩 Arrival & Departure: Early check-in and extended checkout may be arranged for an additional charge, depending on availability and housekeeping schedules.

🪪 Guest Verification: The primary renter must complete the rental agreement and submit a valid government-issued ID before arrival.

👥 Occupancy Rules: Only registered guests may stay overnight.

🐾 Pets: A maximum of 2 approved pets is permitted. The charge is $100 per pet. Animals must remain off all furniture.

🚭 Smoke-Free Property: Smoking and vaping are prohibited throughout the premises.
🌙 Noise Restrictions: Quiet hours are observed from 10 PM to 7 AM in accordance with local city ordinances.

🕒 Departure Time: Unauthorized checkout delays incur a $100 hourly charge.

🛋️ Furnishings: Please leave all furniture in its original position. Additional relocation charges may apply if items are moved.

Per FL Statute 509, the primary guest must sign our Rental Agreement and provide a valid government ID before check-in. Managed by SMV House Rental.

2. Shared Spaces & Conduct

Roof Deck: The roof deck is a shared amenity. Please be respectful of other residents using the space.

No Smoking/Vaping: 100% smoke-free indoors and on the shared roof deck. A $599 deep-cleaning fee applies for violations.

No Parties: No events or unregistered guests allowed. Quiet hours are 10:00 PM – 7:00 AM.

3. Check-in & Checkout

Hours: Check-in 4:00 PM | Checkout 10:00 AM.

Late Checkout: Unauthorized stays past 10:00 AM incur a $100/hour fee.

4. Property Care

Doors & Windows: Keep all doors and windows closed to prevent the AC from freezing.

Linens: Use provided gray makeup remover towels only. Stained white linens will incur replacement
fees.

NO REFUND POLICY
By booking this property, guests acknowledge and agree that no refunds will be issued for:

Temporary unavailability of non-essential amenities (rood deck, pool, grill, Wi-Fi, TV apps, smart devices)
Nature-related encounters (insects, wildlife, weather)
Early departure or change of plans after check-in
Failure to read or follow house rules prior to booking

All issues must be reported immediately during the stay to allow the host the opportunity to resolve them. Refund requests submitted after checkout will not be considered.
