Check in was a bit confusing. There was no one on site even though we areived within the time frame. Room was comfortable and clean. However the stairs are incredibly steep and narrow. We were on the 3rd floor with lots of luggage. No elevator.
The only issue was no microwave as advertised. Other than that it was a nice quiet comfortable nook that had style. Would recommend.

Inside of the room was big and nice (especially the bathroom), but be aware there is no elevator and very limited staff. This hotel does not offer luggage delivery but the family mart located two minutes away does offer it. Also, they weren’t super clear about the room cleaning policy (you have to message them to receive cleaning which is definitely not typical for a hotel to do). The area the hotel was located in was very convenient. Overall it was okay, but be mindful of the limitations.

Property is beautiful and located in a nice area. However, the place wasn’t clean, carpet wasn’t vacuumed and the place is very dusty. There is no staff at anytime for us to ask questions or request anything that we need.
A really mixed experience - some great things to recommend this place and some quite poor things you should know about. Like some other guests before us it seems, we also did not receive a PIN code before we got there and so had no way to get in to the building let alone our room. Didn't even know we needed a code except other guests told us after we arrived. Took quite a while to get a response from the owners/managers, and I had to turn on roaming to do it as they didn't respond to Whatsapp via the eSIM we were using. So that was all costly and stressful but after about an hour it was sorted out, thankfully. Not a great start tho, and it seems we're not the first this has happened to.
OK, the good stuff... Great location - quiet but very close to a great part of town and train stations (my wife saw a geisha on the street outside). Big room, clean and well set-up and loved the balcony (tho having a balcony means you have to lug bags up all 4 flights of stairs as there is no lift). The mixed stuff - there's great attention to detail in some ways like the slippers, the Dyson hairdryer and care packs, but poor in other ways like no way to organise room cleaning, no bedside lights, nowhere to hang your towel in the shower area. And some suggestions... reception is only sporadically manned but they are not friendly, welcoming or helpful - a smile would be nice? And randomly, drill some ventilation holes for the fridge cupboard because that fridge gets proper hot in there!
Hotel ZiZi Kyoto Gion was one of the best hotels for children I have ever stayed in. Hotel rooms are hard with a 10 month old and a 3 year old, but Hotel ZiZi was so children friendly it made it easy. Even with being on the fourth floor, we were able to park our double stroller under the stairs.
The staff was incredible. We got there early and they let us check-in and leave our bags while we walked around and went to a Tea Ceremony. Anytime we needed to get to an address the staff just put it right into our phone. At the end of our stay we checked out early and were able to leave our bags there while we went for photos and the Kimono shop.
The hotel room was clean, and so comfortable for a 10 month old and 3 year old to crawl around and play. The shower/bath combination was perfect for a family of five where you could get ready while someone else was showering. The hair products in the bathroom and face spreads were luxurious and we were surprised by a full Dyson hair dryer and curling iron set.
We also had two children with extreme jet lag from the USA so it was a safe area to walk at 2:30am and 5am on our family walks so we didn’t wake up the rest of the tenants. On our early morning walks we always stopped at the family marts that are open 24 hours for snacks and coffee.
We would give this hotel a 10 out of 10 stars, and tell any family to come to this hotel!
The room is big for 4 adults. Microwave and toaster. Full fridge shower was big and has laundry machine in room. The clothes will not dry completely. You need to hang them but there was many hang her. My only complaint was the AC. It was Soo loud! Sounded like there was a hurican in our room.
Self check in - we were provided with a Japanese character but when we got there each room was named with English letters. Could not get a hold of anyone who worked there for 2 hours. Hotel was clean and spacious. Stairs to get to the rooms steep and awkward with luggage. Not all amenities they list available - had to request a microwave be put in common area to use and safe did not work - staff unsure how they worked either. Area quiet and out of the way - 7 minute walk to subway station.
Low key establishment. 6 rooms in this hotel so it feels cozy. Beautiful room and close to all my favorite things to do… cafes, historical sites, and shopping.
This is well located with nice rooms and good atmosphere. There is no elevator so if you have accessibility issues, it is not for you. In Gion but on a quiet street so you can get to restaurants and shops but still get a good night's sleep.
Absolutely the best location - easy to get to so much of the treasures of Kyoto. Enjoyed sleeping on a tatami mat and futon in a room set for three. Towel size was fine for me, but a little small for larger folks.
The entry to the hotel was easy. I couldn’t find the lounge or paperwork to properly sign in. The resident next door came out yelling if she even saw a foreigner near by. She scared my children and was completely over-the-top. The room was very nice but we would’ve liked an interior lock. The room was very stylish and comfortable.

You go to bed with the last one who is coming up the stairs with bags during tve night and you wake up with the first one who is moving in the hotel or by the traffic in front of the hotel.

The room looks nice but there are dust everywhere. They don’t pick up trash and they don’t clean the room daily.
Worked out well. The only issue we had was a delay on getting us the self check-in information. We had no idea what to do when we got there. Then in the middle of our stay the code to the front door and our room was changed and we couldn’t get in.
