「This is a gem of a motel in a perfect location for beach access (or to nearby Kingston, Wakefield etc.). It was immaculate and so well maintained with a friendly staff. The room was lovely, there was plenty of hot water, I was so grateful for in room coffee and mini fridge and the 6:30 AM coffee in the office! 「Front Desk staff was great, friendly and personable. Room was not as clean as it should have been. The bed and linens were clean, and the bed was comfortable enough. The floors (laminate) were swept, but the dirt lined the bottom of the bed frame. Bathroom needed a wipe down for hair. Main issue was the back stair, where we were directed to access our room. 「This motel is a bare-bones motel, but is very clean and well maintained. Our room was small with a comfortable bed. It had a microwave and refrigerator. The sink was outside of the bathroom. It did not have a closet to hang clothes or a hairdryer. The shower curtain had two small holes and there were a few places that needed a paint touchup. 「The place was adequate for the price in the Newport area. It is close to Newport The room was clean , but very 1970s. The office doesn't open until after 10AM. There was a coffee maker in the office, but I had to drive to Dunkins,down the road to ge5 coffee in the morning.
