Prior to you checking in, we'll need to get from you a list of all guests that will be staying at the Resort so we can register everyone in the Resort's information system. ID is required as per Resort's HOA rules. Only registered guests will be allowed to enter. When you drive up to the Resort's main gate, please be prepared to show your ID's. Once crossed, turn right & arrive to your vacation home!
If you have any questions or need assistance during your stay don't hesitate to reach out! Message the host or contact the management team via email or phone number that you can find on the welcome letter posted inside the house. We'll be more than happy to help you!
*Pool heat is OPTIONAL and requires an additional nightly flat fee of 50$/day. Temperature will be set at a maximum of 93ºF. Please reach out to the host to request this option.
Note: our pool heater pumps have a safety system that prevents overheating of the elements when the pump is working overtime in cold weather conditions (below 55ºF). This may cause a temporary shut off until the pump can regain its functionality efficiently. We will not be responsible for reimbursements due to weather conditions.
** You're welcome to use the FREE BBQ Grill provided however we do not provide propane tank refills. You'll be responsible for obtaining your own if the tank is empty when you get there. If it's full, feel free to use it. Publix is located at the first street intersection accessible by foot or car. Lowes & Walmart are located 4 miles away (10 min drive by car). Charcoals should NOT be used on the gas propane grill.
Guests that choose to use the grill understand that they'll be using it at their own risk and that they are liable for any damage caused by it. We recommend that you do not use the propane gas grill if you have no past experience in using one.
Note: The grill and it's grease container (located in the back) must be cleaned after use to avoid additional cleaning charges once checked-out (50$).
No Pet Policy:
Although we love animals, we do have a strict "NO PET POLICY" to maintain the cleanliness of the house. You are subject to a 500$ fine for non-compliance. Note that Emotional Support Animals are not treated as Service Animals. If you have an ESA, please filter the search for pet-friendly properties only. Our home will not accept ESA.
No Party Policy:
It is our strict policy to forbid loud parties at the property. Please be mindful of your neighbors and respect the quiet hours of the community. According to Polk County, high noise levels are restricted from 10:00pm-7:00am.
No Smoking Policy:
Please be aware that any form of smoking/vaping at the house is forbidden and may activate the smoke alarm.
Should we believe that the guests have been smoking / vaping in any part of the house, a smoking fine of $500 will be charged for deep cleaning and/or for smoke detector tampering.
Smoking can be done anywhere outside as long as all exterior doors/windows are closed and no cigarettes butts are left behind.
Supplies:
We provide starter supplies kits in the kitchen & bathrooms. You'll be responsible for obtaining additional supplies if needed. CVS pharmacy & Publix grocery store are located half a mile away (10-15 min walk)
Housekeeping:
There is no daily housekeeping service provided.
A professional cleaning company will thoroughly clean and inspect the property before check-in.
Additional Rules:
Occupancy:
No more than 11 guests should occupy the property at any time, unless preauthorized by the host and registered in the Resort's information system. Any guests found in violation of this rule will have their reservation canceled without any refund and will be evicted from the property.
Trash disposal:
All trash must be placed in the designated 13-gallon white garbage bags & disposed in the storage bin outside the front door. The Resort personnel handles garbage collection DAILY and will NOT pick up any loose trash, bottles, cups or small grocery type bags. Additional cleaning fees may apply if the house is left with excessive garbage.
Cameras:
Please DO NOT block the ring bell camera, this will result in a fine.
Pool cleaning:
Pool maintenance is performed weekly by a professional company (typically on Wednesdays). The service takes approximately 15 minutes. Guests must be out of the pool for that time only. On rare occasions, the company will leave a notice saying how long you have to wait until you can reenter the pool.
AC/Heat:
To prevent any damage to the HVAC unit, the limit temperatures are set to 68º cooling, 78º heating.
Damages:
By proceeding with this reservation, you acknowledge and agree to be held liable for any damages to the premises and the property, including, but not limited to the furnishings and household items, missing items or unexpected cleaning costs. Damages do not include normal wear and use. The unit will be thoroughly inspected by our staff member once you check-out. If any damage not previously reported is found, the cost to fix or replace will be billed through the booking channel.
Refunds:
There will be no refunds for things we do not have control over, for example; internet or cable outages in the area, construction/renovations activities around the Resort, any interruption in services by the Resort such as access to the clubhouse and/or amenities, weather.
Customer support:
Any issues that our guests might encounter shall be reported to us immediately. Our operational department will evaluate every case and prioritize the emergencies such as trouble with accessing the resort/house, plumbing, electrical issues, water leaks, infestations of any kind, AC issues. Only prioritized emergencies will be responded to past regular business hours (between 5 PM and 9 AM).
Will make every effort possible to resolve the issue immediately, send out a technician to initiate repairs, or call a service provider for a solution.
For life threatening emergencies call 911.
Belongings left behind:
Please be aware that our team is not responsible for your belongings or any items left behind once you're checked-out.
Limitation of Liability:
By proceeding with this reservation, you acknowledge and accept that the use of the pool and the pool area is entirely at your own risk.
Therefore, you agree to absolve Prime Villa at Windsor Island, it's representatives, and the property owner for any potential loss, damage, injury, expense, or anything that you or other guests may incur when using the pool and pool area during the timeframe of your reservation.
Furthermore, you agree to indemnify Prime Villa at Windsor Island, it's representatives, and the property owner against any claims, demands, or damages, made by you, other guests, or any other person in your party, in connection to the pool and/or pool area.
Hold Harmless agreement:
By proceeding with this reservation, you acknowledge and agree that; Prime Villa at Windsor Island and the property owner shall not be liable for any indirect, incidental, special, punitive, or consequential damages, legal fees and cost of whatsoever or any losses of any nature arising from the subject matter of this agreement. Further, Prime Villa at Windsor Island, the property owner, and the Homeowners Association of Windsor Island shall not be liable for injuries or other damages incurred as the result of guest's use of the swimming pool, or inside/ outside of the home. Swimming is at the guest's own risk. Children must be supervised at all times. Absolutely no diving allowed.
