“Lovely friendly small hotel. Right in the town centre. Only a 5 minute walk to the beach. Slightly old fashioned and in need of an upgrade soon, however for the pice a bargain. Amazing views of the sea. Would definitely book again.”

If you want newer and more uniform, pay a lot more at the Premier inn with its scaffolding still!! I like Exmouth's old hotels they have character and offer GVFM . We didn’t have breakfast but did have food in the bar the evening before which was excellent. Book parking ahead of your stay as it’s limited. Out the front there are public spaces, but v limited.”

“I loved that old cottage and am glad it is in good use. It's nicely furnished and the village where it is situated is delightful. Two negatives were the dog smell in the lounge and poor state of plants in pots. While the dog smell is probably unavoidable as dogs are allowed, the dead plants brought about a depressing impression. Being a gardener, I tried to look after the remaining plants and had to transplant one huge heuchera plants that was literally hanging in the air as its pot was……

“Overall we had a good experience staying at this hotel. The price was bit expensive for a one night stay. The water flow from the wash basin as the shower was splashing. Other than this everything else was very good. Thank you.”

“The location was brilliant. There was good equipment in the kitchen and the sitting room was comfortable with a great tv. Others have mentioned the water is a bit temperamental but it didn’t affect our stay. I think it could benefit from a deep clean. It wasn’t dirty but needed a bit more care. ”

“We stayed for three nights in a family room for three. The room is specious and clean. We have a dog with us and Kings Arms is 100% dog friendly. We stayed in a room quite close to some cooling system which was required to keep turned on to keep the beer cold (I think) but it produced a constant mechanically nose which became very noticeable in the evening. I asked for a change of room but unfortunately there was not a double room available. As a compromise the owner arranged to turn off the……

“Left stranded outside the hotel after staff forgot to leave keys, after confirming directly with the hotel manager that we would be arriving late. We never were able to use our reservation and did not stay after paying in full. I called earlier in the day to confirm, and they gave me the lockbox location and code, but upon arrival by taxi (after midnight) there were no keys in the box, leaving us alone outside with no car. I’ve requested a refund from the hotel but they have not responded - I……
