The Neighborhood:
Noise Awareness: This home is located in a family neighborhood. Please be mindful about being loud outside the home, in the street, driveway, patios or front yard. The patio/BBQ area off the bedroom to the left of the kitchen is an area to be mindful of noise as the neighbors bedroom is directly behind the wall. Please be sure to reduce noise on this patio past 9pm and be mindful at all hours.

Before confirming your booking, please be advised that we will require our guest to sign an additional agreement and verifies ID as part of our standard verification process. This check‑in form is equally important because it confirms your arrival details, emergency contacts, and acknowledgment of house rules specific to this property. It’s not redundant — it ensures smooth operations and protects both you and us during your stay. Door code will not be released if check-in form is not completed. Your comfort and security are important to us.

- LIABILITY WAIVER:
By confirming your booking, all guests and attendees of any hosted events must agree to accept liability for any injuries related to the use of the property, including bbq grill, gas appliances, fire pit, kitchen appliances, railings, outdoor spaces. Guests assume all risk for use of facilities. Liability of the owner / host is waived.

Other Things to Note - Please Read Before Booking:
+The garage is not available; the front door is your main entrance.

+Due to the multi-level nature of the property, it may not be suitable for elderly guests, children, or those with mobility issues. Please use caution, especially around railings. This home is not wheelchair accessible.

House Rules:
+ Pets: Dog ONLY (up to 1) are allowed with prior approval. A $100 pet fee applies. No cats or other animals.
+ Minimum age requirement: Guest should be 21 years old to be booking this reservation
+ Smoking: No smoking, drugs, or excessive alcohol use inside the home. Smoking is only allowed outside of the property, away from the windows. There is a $500 fine for smoking indoors.
+ Noise: Please be respectful of our residential neighborhood. Quiet hours begin at 9 PM, and loud parties or excessive noise are strictly prohibited. A warning will be given if any complaints are made and if repeat noise complaints occur, host will have the right to cancel & you will be asked to leave.
+ Events: No events allowed, and gatherings should be within the maximum allowed guests. Additional guests outside of the maximum occupancy should have prior approval.
+ Liability Waiver: By confirming your booking, all guests and attendees of any hosted events must agree to accept liability for any injuries related to the use of the property, including BBQ grill, gas appliances, fire pit, kitchen appliances, railings, outdoor spaces. Guests assume all risks for use of facilities. Liability of the owner / host is waived.
+ Stepping on the railing cables outside the front door will result in a $300 fine.
+ Heads-up: the kitchen is stocked with basic cookware and utensils. For food safety, we don’t provide condiments or cooking essentials (like oil or soy sauce), so please bring your own.
