We enjoyed our stay. Overall the house was clean and as advertised. The air conditioning struggled to keep up a little in the main upstairs room, even after following the suggested protocol of keeping all the blinds closed, and it was not yet in the hottest part of summer. Ultimately it did not get too unbearably warm. You can see the ocean from the top floor and deck. There is a small higher deck you can sit on which was nice, but the steps to walk up to it are rather steep. When you walk out over the dune, there is a rather steep drop-off to get down onto the beach. If there is someone in your party who is elderly or has some physical struggles, it would be difficult to make it down and back up. The beach itself was rather small or shallow in this area, and at high tide the water actually overtopped the beach. Hopefully this will be something that is improved soon. It's definitely a rather private beach, which we appreciated. At times it would seem like we had the whole beach to ourselves. We utilized the pickleball and tennis courts that were included with the stay and they were nice. The pier was an interesting adventure as it kind of twists and turns as you walk out it, Overall we had a good vacation.
