Very comfortable, very clean, well run establishment. Excellent location. Room only which suited us. Plenty teabags milk and coffee which was appreciated

Though the attractions are not in walking distance, the bus stop is nearby and the place is quiet, safe , and clean with lovely responsive staffs.

Nice clean property not far from city centre. Quiet and comfortable to sleep.
Only issue we had was the shower settings were faulty and water remained boiling hot which meant we couldn’t wash properly.
Otherwise, nice place to stay
We had a lovely refurbished new room very nice, I haven’t stopped talking about it and recommending it to others!! I will definitely be staying there again Thankyou Arrandale for letting us stay at your beautiful home x
I arrived at night, there was a nice peaceful ambience about Arrandale, subdued lighting, very much like home.my room was big for a single, both room, and bathroom were spotless. I could not fault anything.Very good value for the money.
We had a lovely room on the ground floor so easy in and out with luggage. Another challenging shower to figure out while trying not to get scalded.
We were only there for a quick overnight before a very early flight and were happy to enjoy the quiet compared to old town center of Edinburgh.
The Arrandale Guest House is very easy to get to from Princes Stree.the bus service runs regullarly. And for the fit,walk takes about thirty five minutes. The guest house is exceedingly clean.The room I had was very big for a single.The bedding was like new, and towels were think and f,luffy, would be nice if there had been a restaurant to have breakfast. Wou,d give it five stars

Great location and enjoyable stay
Enjoyed our stay . We had room 6 which i thought was ensuite but was a private bathroom . A little awkward in rhe middle of the night . Disappointed about no breakfast butother than that was a great stay .
Able to leave bags before and after checkin/out . Great location on major bus routes 10 mins from centre . Would definitely stay again and recommend
Renovations in progress during stay. Skip occupying single parking space. No staff on site for complete duration of stay. No breakfast available. Peeling wall paper. Noisy bathroom extractor fan.
Pretty good and would use again. Shower was hot and bed was comfy. Parking in side streets fine. There's some shops along the streets surounding the hotel that are useful. Overall facilities pretty good. Would recommend

Near the hiking trail to Salisbury Craig’s and Arthur’s Seat.
Small functional room for a short stay. Bathroom is very small but again, functional. No amenities. May have been due to covid restrictions - no breakfast available. On a bus route and easy access to the city and major attractions.
Poor service here. Property is a construction site outside and much shabbier than the nearby guesthouses. Inside, my room was very small and dated. They have an early check out (10:30) and they bang on your door right on the dime to get you out. As I was waiting for an Uber outside with my bags one of the owners/ staff actually asked me why I was on the property still. I have never had such rude treatment.
Only one night stay but room was clean and comfortable. Nice en-suite very helpful staff. Only slight disappointment we couldn’t get tv to change channel, but free wifi so used technology.
Would definitely recommend
Very comfortable room and private bath spacious and easy to use shower.
Unusual arrangement as it was across the landing but it was fine.
Convenient location for city centre near to bus stop.
Great communication would definitely stay again.

The room was okay. Clean and had everything you need.
However, on the website it says they have a restaurant. We were hoping to eat there during our stay. They didn't have one. The customer service was terrible. They were renovating the entire place and we weren't advised prior to our arrival.
Quite disappointed given that it was very expensive.

Location is not too far from old town and many buses pass by.
Stayed at Arrandale Guest House for one night. Comfortable beds and helpful staff. There are a few grab-n-go places nearby for food. Overall a good place for a short-stay.
Clean and comfortable environment, attentive personnel and quite area. Short walk to local sightseeing. Very pleasant stay.

Fine for a budget stay
Phoned ahead as there was no check in desk,left a message as there was no answer but nobody called me back to instruct me on how to check in. On arrival we pressed the intercom to find out about checking in but unfortunately I could not understand what the lady was saying to me, eventually my partner made out enough of what was said to check in. Room decor could do with upgrading, lovely fresh crisp white bedding,clean and tidy. In the morning we had to ask for the dining room door to be unlocked as it wasn't open at 8am as it should be,luckily breakfast was good
Nice hotel. Old house, very sound. Breakfast was good. Check in is interesting when you have to talk thru a doorcam. Not the first time having to do this so it was ok. Great location, 30 minutes walk to downtown and only minutes to shopping and restaurants.
The owners are lovely people. Breakfast is very nice. The only thing that concerned me was the outermost door to the property is left open all night. Otherwise the area is very quiet, well lit at night and a 15 minute bus ride from the centre of town.
The rooms are recently renoovated.
Stayed here for one night with family . Everything was fine except just one small thing we stayed in Room 6 which is at the front of the building and because of it being the busiest weekend and the windows only being single glazed to hear all the traffic and their was plenty of it . Apart from that everything was good
