Only minor downside is that the neighborhood is not very walkable beyond Ash street, stuck in between two main thoroughfares with not much shoulder/sidewalk/trail space. But just a short 5-10 min drive into downtown Mill Valley! (Also great Wi-Fi speeds!)」
