This spacious townhome comfortably accommodates up to 10 guests, making it ideal for families, small groups, or corporate travelers. Guests love the modern design, custom paint, new furniture, and stylish updates we’ve made throughout the home.

The property is located in a quiet community and features:
- 1st Floor: 1 queen bed with a full bathroom (tub/shower combo).
- 2nd Floor: Open-concept living room, kitchen, dining area, half bath, patio, and a pool table for your entertainment.
- 3rd Floor: Two additional bedrooms—one with two full-size beds and a futon (twin bed), and the primary bedroom with two queen beds and a luxurious en-suite bathroom (garden tub/shower combo and private toilet area).

We love our neighbors! Say "hi" if you see them =) Watch your noise level at night if you're hanging out on the balcony. The house is pretty well insulated but we are connected to another townhome on one side of the home.

We have an attached garage but its not accessible for guests; it can only be used to access the trash bins or for emergency exits only. Our renovation items are currently located in the garage so don't mind our mess! The wide streets around the townhome allows for ample parking spaces. You will receive a copy of our house manual via email prior to your stay.

We have the Schlage Connect Touchscreen Deadbolt at the front door. Each guest will be given a personalized code to enter / exit the home during their stay. We also have the Ring Pro Video Doorbell and Arlo security cameras around the outside of our home & inside the garage for your added safety. NOTE: There are NO CAMERAS inside of the home.

Public transportation options, like METRO buses and light rail, are also accessible nearby for convenient citywide travel.

Parking:
Guests may park one vehicle in the garage if space allows. Additionally, the wide streets surrounding the townhome offer ample free parking, ensuring hassle-free parking during your stay.

To ensure a comfortable and enjoyable stay, we kindly ask that you take a moment to scroll down to our house rules and familiarize yourself with the “additional rules” section.

We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.

A rental agreement must be signed by the guest reserving the property and will be automatically sent after you reserve the property. A government-issued ID will be required on the agreement.

Cameras are installed outside and in the garage for security purposes.

Texas has bugs and they vary by the season. Notify us if you find any pest issues. We do not offer refunds for pests such as roaches, spiders, ants, flies, etc. We have routine pest control scheduled by professionals.

Reservation Requirements
Complete these steps immediately using our Enso Connect boarding pass:
- Submit a valid government-issued ID.
- Sign the house rules.
- Select a deposit option:
Option 1: $299 refundable security deposit, or
Option 2: $50 non-refundable damage waiver (covers up to $100).
- Pay all applicable fees (e.g., pet fees).

Door codes will be sent 30 minutes before check-in once all steps are done

Check-In & Check-Out
- Check-in: 4 PM | Check-out: 10 AM
- Early check-in/late check-out may be available for a fee with prior approval.
- Unapproved Late Check-Outs:
- A $75 fee plus $25 per hour will apply.
- If late departure delays the next guest’s check-in, you may be charged 100% of the next booking and extra cleaning costs.

Check-Out Instructions
1. Return keys, parking permits, and remotes to their designated spots.
2. Clean-Up:
- Dispose of trash and empty the fridge/freezer.
- Return items to original places.
3. Laundry & Dishes:
- Leave bed linens on beds.
- Place towels in the laundry room and start a load.
- Start the dishwasher.
4. Outdoor Items (if applicable):
- Retract umbrellas, turn off pool lights, cover the hot tub, and secure outdoor items.
5. Final Steps:
- Close windows and doors, lock all entrances, and set A/C to 78°F or Heat to 68°F.

Note: Trash day details will be included in your boarding pass.

House Rules
1. No Smoking: Smoking, vaping, or any kind of smoke indoors incurs a $2,500 fee.
2. No Illegal Activities or Weapons
3. No Parties or Events: Unauthorized gatherings will result in immediate termination without refund.
4. Occupancy: The total number of guests, including visitors, must not exceed the advertised limit.
- Extra Guest Fee: $5/person/night applies for guest counts over 6 people, whether staying overnight or visiting.
- Guests are responsible for declaring accurate guest counts at the time of reservation and updating us promptly if there are changes.
5. Noise: Respect quiet hours from 8 PM to 8 AM. Excessive noise may result in removal without refund.
6. Parking: Maximum of 1 car allowed in the garage if it is not being used for storage. Street parking is permitted where allowed by street signs, but availability is not guaranteed. Improper parking may result in fines or towing. Do not park on the grass, block other vehicles, driveways, or mailboxes.

Homeowners Association (HOA) Compliance
- Guests must follow HOA rules during their stay.
- HOA violations must be remedied immediately. Fines will be passed to the guest.

Pets
- Pre-approved pets only. $49/pet per stay. Unauthorized pets incur a $100/night fee.
- No cats (due to allergies).
- Keep pets off furniture and clean up after them.

Security & Safety
- Security Cameras: Outdoor cameras monitor entrances, garage and driveways. Noise monitors track decibel levels but do not record.
- Safety: Guests must secure the property during their stay (e.g., lock doors/windows when not on-site) and exercise caution around stairs, balconies, and other potential hazards.

Cancellations & Refunds
- Refunds follow the policy on your booking platform.
- No refunds will be provided for early departures or unused days unless covered by the platform’s cancellation policy.
- Any additional refunds are at the sole discretion of the host.
- No refunds for appliance malfunctions, service outages, or pests. Notify us of any issues for resolution.

- Damage or excessive cleaning will result in charges.
- Unapproved guests or pets may lead to immediate termination and additional fees.
- Missing or damaged items, furniture moved without approval, or stained linens will be billed.
