Only real down-side is that floor/ceiling is pretty easy to hear through. Nice rooms. Easy check-in/out. Relatively spacious rooms given the area. Lots of shopping, restaurants, and stuff to do. You'll want to get the Kyoto day pass to make getting around a bit less expensive.

I liked the location and the rooms were adequate. The toilet did not work well and the service at front desk was poor - their systems are obviynot good. It took 25 minutes to check out when it should have taken a minute. I probably would not go back.

This hotel is convenient to restaurants, shopping, and transportation. We enjoyed strolls through Pontocho and along the river. I could not think of a better location in Kyoto. We were pleased by how spacious and well-appointed our room was for a family with two adults and two children. The concierge provided top notch service helping us to make dinner reservations. The staff at checkin was extremely friendly and made sure to acknowledge us when he saw us in the lobby on subsequent days by asking how our stay was and if he could do anything to help us. We would recommend this hotel highly to anyone traveling to Kyoto.
