Helpful friendly staff. Basic and suited our needs for a concert stay. Good for price.

Very simple hotel, the service at the front desk was good and the room was simple and clean but quite run down, with some noise from the road outside. There is a kettle in the room but no tea bags! Just instant coffee.
Our booking came with breakfast but this turned out to be quite difficult to work out, eventually we discovered we had to order one of 3 options at reception (when we could find them) and then he would cook it and call when ready. The breakfast was fine but the room was pretty cold and not very inviting.
We chose this hotel because it said parking available, however this costs £15 per night and I'm not sure where cars are kept -presumably on the road side, so instead I found some cheaper overnight parking using JustPark down the road.
Prior to arrival i had emailed this property with a query but unfortunately only received an automated response which was disappointing.
Arrived early but allowed to check in early. Receptionist was polite and efficient. First impressions were a clean room, great location for a gig at Finsbury Park. En suite was clean and modern, great shower. Returned late and was welcomed by a very friendly member of staff. Tired, we got into a comfortable bed.
Would have been a 5 star review at this point.
Once asleep, i was awakened by a scratching and rustling sound. It stopped when i rose and put on a light, but resumed once i got in bed. This continued all night and was added to by what im certain was rats running around the building. The walls are thin (could hear a couple having sex closeby). I was so exhausted that thankfully i soon slept again, but was woken several times. In the morning i felt brave enough to look under the bed which was filthy with dust, a used vape, toilet roll and clingfilm. There was a hole in the underside of the bed which im convinced was being used for mice/rats to crawl out of which would explain the scampering and rustling sounds. We hurriedly checked out and will not return!
Positives first: Bed was comfy, carpet looked new.
Negatives: Reception dirty and run down.
Guy at reception had to move his car so I could park.
He took me to my room which was number 10 but my key fob had a completely different number on it but still opened it
Bathroom was filthy and hadn't been cleaned see pictures.
TV was old and large scratch on it.
I didn't look underneath the sheets as was too scared of what stains etc would lurk underneath and decided to sleep with clothes on incase I caught something.
Didn't say on the website there was a nightclub nextdoor that actually felt like I was actually in there with the people despite my window being shut firmly.
We were guests at the Ally Pally for the darts and really struggled to get a hotel as it was short notice so this is the only reason we stayed here but was aware of the reviews before and decided we didn't have much choice as we would be partaking in hospitality and didn't want to drink and drive so had to be reasonably close for an Uber.
They say you get what you pay for but it wasn't cheap and cost £129 without breakfast.
I would definitely not recommend this hotel.

Not worth the money
Hotel very much in need of modernisation. Small rooms not worth the price paid. Wouldnt stay again.
This hotel no longer accepts reservations made through Hotels.com as they are under new management. I learned this upon arrival. The place seemed a bit sketchy with signs on the wall saying "no refunds after checking in" indicating that people had checked in, been disappointed, and wanted to leave. Having to find a new place to stay and figure out getting a refund was annoying but I was glad that I had the opportunity to find somewhere nicer/safer to stay.
Terrible experience. The hotel was in need of renovation, and the room was dirty. The walls are thin and there was a lot of noise from the hall, all night long.
Awful , only stayed one night and that was enough to leave a lasting impression not to return. The room was not in a great condition and stank of damp. We left the window open all day and returned to the same unwelcoming odour. The shower head didnt even stay in its hold and i was happy when id left in the morning. I'm not fussy at all but i'd say pay a bit extra next time. Looking at the previous reviews, they respond to say we will sort it but im 100% sure they don't.
Some guy was smoking in the rooms woke up to a terrible fire alarm in the middle of the night. Mattress wasn't comfortable. Heating wasn't really good.
i was refused a room at close to midnight because the hotel says they are not even registered with Hotels.com for the past few months and had no record of me booking. They were full so I had no option but to seek another hotel late into the night

The staff were all very nice, but the property is falling apart. My shower fell apart while I was in it.
We left due to extremely unsanitary, and visibly unsafe (we were told to avoid the bus due to danger by the Manager.) There were no sheets and both the doors and windows did not lock and there were a number of clearly intoxicated and threatening people roaming the halls. I am writing this on behalf of my mother and young sister and the bad driver did not want to let them get out. It is our belief that this is not suitable to post this hotel on expedia without proper warning. We were also promised a refund after leaving early which was not honoured.
Good location for the festival we attended however very let down by this hotel. Holes in walls,.mould round sink and shower cubicle no room to move in shower. No car Park just room 2 park on pavement if you're lucky. Got told to park on the road and pay yet got a parking ticket ! Breakfast was awful. No1 greeted us and the staff were Having an argument on arrival to the room. Food awful. Tea and coffee awful. Very noisy hotel from outside noise and inside people banging doors..would not recommend
The hotel was in need of modernising and the decor and furnishings were extremely dated. Staff failry friendly and location was ok. Room was small and hot although room fan helped despite being noisy. Overall did the job with location and avialablilty but expensive for what is offered.
This hotel was the most disgusting place I have ever seen. This stay was for my daughter's 18th Birthday present. She sent me photos of the room, including stains everywhere, chewing gum on radiator, wholes in wall & broken electrical socket. She complained & was moved to another room, but still very dirty. This was not a cheap night's stay, but I would recommend not going near this place.
