A cosy 130-square-meter apartment for 4 people, located on the ground floor of a building (NO lift; stairs required to access it) that reflects the typical architectural style of Matera.

The apartment is located in the historic centre of Matera, known for its ancient Sassi and charming atmosphere; a convenient location for exploring the city’s main tourist attractions.

The apartment consists of a living room with a kitchenette, two bedrooms (one on a loft), a bathroom, and a terrace.



The interior layout is as follows:

- LIVING ROOM with KITCHENETTE (natural gas stove, coffee maker, electric kettle, moka pot, oven, refrigerator with freezer, and various kitchen utensils) with a table and chairs, two sofas, a coffee table, TV, mirror, and fireplace (not usable).

- BEDROOM 1 (steps to access) with two 1-and-a-half-person sofa beds, a closet, a table with chairs, a bedspread, and a fan.

- BEDROOM 2 ON THE LOFT (access via stairs, overlooking the living room) with a double bed, armchair, coat rack, bedspread, and fan.

- BATHROOM I with shower, 2 sinks, bidet, and toilet.

- SMALL TERRACE (access from the living room).



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, independent heating (radiators and fan heaters), 2 fans, clothesline, hair dryer, iron and ironing board.



PLEASE NOTE:

- Please note that STAIRS are required to access: the apartment entrance; bedroom 1; bedroom 2 on the loft.

- Bedroom 2 on the loft has no door and is NOT soundproofed from the rest of the house.

- The FIREPLACE in the living room is a decorative feature and CANNOT be used.

- NO AIR CONDITIONING (but there are 2 fans in the apartment).

- The accommodation is located in a restricted traffic zone (ZTL).

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: the weighted average air temperature must not exceed 19°C. The heating period and the daily operating time depend on the climate zone defined by the regulations.

Trani Climate Zone C: 9 hours per day from November 22 to March 23.

The area is characterised by houses carved into the rock, charming alleyways, and spectacular views. Just a short walk away are Matera Cathedral (6 minutes), Tramontano Castle (8 minutes), and the ancient rock-hewn churches (12 minutes). The area also offers shops, traditional restaurants, and cafés, making the area an ideal place to explore the city’s history and culture.
