Bluewater Realty Miami welcomes you to The Grand, located in Downtown Miami on Biscayne Bay. Our 4 bedroom Poolside Oasis! is the ultimate retreat. Enjoy being just steps away from the pool and jacuzzi thanks to your private patio. With South Miami Beach 3 miles away you can indulge in the sun of Miami Beach while still feeling the energy of downtown Miami.

Please Note:
The building lobby is currently undergoing renovations. While the work is ongoing, full access to the building remains available—though navigation may be slightly confusing at times. All businesses in the lobby are open as usual.
To assist you, clear signage will be posted to help guide you in and out with ease. Rest assured, no noise from the renovations can be heard from inside the condos, and your stay will not be interrupted in any way.

Pool Access Update
L: Our building's pool will be closed for repairs from July 21st through early September.
During this time, we’re happy to offer complimentary access to the Marriott pool, conveniently located right next door. Guests can easily access it through our retail lobby.
We apologize for any inconvenience and are glad to provide this alternative so you can still enjoy some time by the pool!

Located on the 10th floor and facing South, Poolside Oasis! is a 4 bedroom, 3 full bathroom retreat that lets you roll out of bed and dive straight into the pool from its private patio. With over 1800 sq. feet of living space, it’s the perfect getaway. Poolside Oasis! accommodates a maximum of 6 adults plus children (15 years of age or younger).

Step into this condo and be greeted by a fully equipped kitchen. For added convenience, there is a Publix 1/2 block away, ensuring that you have easy access to all your culinary essentials. Plus, with a washer/dryer, there's no need to worry about returning home with dirty laundry.

Experience the open concept kitchen, where you can enjoy meals at the counter. The kitchen transitions into the dining area and living room. Get comfortable on the sofa and unwind. The 65" Roku streaming TV is complete with Sling, Netflix, and a selection of TV shows and movies.

As you walk outside through the sliding glass doors you enter your furnished patio. As you pass through your private gate, you are greeted by the pool deck. To your left, you'll find a pool with water views of Biscayne Bay. To your right, there are four large jacuzzis. The pool and jacuzzis are open from 7am to 10pm, providing time for you to enjoy these amenities.

The master suite spans the entire length of the condo, providing space for relaxation. The king bed awaits, inviting you to indulge in a restful night's sleep. Equipped with a Roku streaming TV, you can enjoy a selection of options, including Netflix, Sling, and tv show and movie apps. A built-in desk is available for catching up on work or browsing the web. The walk-in closet offers storage for your luggage and includes a safe. With access to the patio steps away from your bed, you can easily enjoy the outdoor oasis. The master bathroom features a oversized shower.

On the opposite side of the condo, you'll find the second master bedroom. This space features a king bed and a Roku streaming TV for your entertainment needs. With access to the patio, you can easily step outside and take in the ambiance. The second master bedroom also includes a private bathroom with a walk-in shower.

Just around the corner from the front entrance, you'll find the cozy 3rd interior bedroom. While it may not have windows, this bedroom is perfect for guests who enjoy sleeping in. It boasts a queen bed and a Roku streaming TV with a wide selection of entertainment options.

Located conveniently next to the 3rd interior bedroom and near the front door, is the 3rd full bathroom. This bathroom features a walk-in shower.

As you enter the unit, you'll find the 4th interior Jr. size bedroom. This cozy room features a snug queen bed and a Roku streaming TV for entertainment.


CANCELLATION POLICY:
- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.
- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.
- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given. 
- In the event of flight cancellation there will be no refunds given.

Date Change Policy:
- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.
- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.
- No refund will be issued if the new dates are not adhered to.
- Bluewater Realty Miami LLC can only accommodate one change of dates.

Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies.
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel  insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.

BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend) 
- THE MAX OCCUPANCY FOR THIS PROPERTY IS: 6 ADULTS + 2 children (15 years of age or younger)
-  If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy) 
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit. 
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in. 
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.
- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released  48 hours  after check out if no damages or loss are found. 
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.

AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.

VALET FEES:
Valet is the only available option. 
You have two choices:
(Unlimited in/out privileges)
-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.

- Please let us know if you require valet so we can email you an invoice due anytime prior to arrival day.

AFTER BOOKING: (Monthly stays)
28+ day stays (Monthly bookings only)
- $50 per adult background check/approval Mgmt fee (invoice sent to pay online after booking)
- 24/48 hours business day approval process.
- Emails for each adult.
- Drivers license for US citizens, Passport for international guests
- Each adult will receive via Docusign the building addendum and background check form to fill out which will require a social security number for US citizens.
- No prior arrests
-$420.00 monthly valet parking if needed will be sent by invoice via email to pay prior to arrival day.
