Unit 1108 is a perfectly updated, luxurious 11th floor condo. From the entrance hall, you can see straight through the condo to your private, expansive, 11th floor balcony and the breathtaking gulf of Mexico. In addition to a dining table, your balcony includes a small sitting area for you to enjoy your afternoons. From your balcony, your view will stretch from the gulf all the way back over the lush greenery of the Destin resorts.

The kitchen is fully equipped with breakfast bar. You will also find a washer and dryer for your up-most convenience.

The master bedroom has a luxurious king size bed, flat screen HDTV, DVD player, and the master bathroom has been beautifully renovated featuring marble walk in shower, double vanity with new countertops and cabinets.

2nd bedroom has a double and twin bed. NO PULL OUT SOFA IN LIVING ROOM

The Tides are part of Tops’l Beach & Racquet Resort which is smack dab in the middle of 52 beautifully landscaped acres bordered by the Gulf of Mexico and by Topsail Hill State Preserve. WOW! There’s 600 feet of private, sandy white beaches. There’s a ton of stuff to do here, with the daytime activities and nightlife of neighboring Sandestin and other noted communities to the west, and a nature preserve for quiet and solitude to the east. Tops'l provides the best of both worlds.

At tides you will have many wonderful amenities such as free wireless internet, pool, community grills, basketball, putt-putt, nature trails, and many kids programs. Also, tops'l hill nature preserve is upon a national historic registry spot (next to beach manor on tops'l resort) where usa military tested captured German v2 buzz-bomb rockets there in 1944.

And if that weren’t enough, Silver Sands Outlet Mall, one of the largest in the US, is less than 5 minutes away. Sandestin's popular Baytowne Wharf is just across the street to the west with shops, excellent restaurants and entertainment on the bay. Concerts on Wednesdays and family movies on Thursdays are popular family outings on the lawn at the Wharf. Sandestin's recently developed Grand Boulevard Town Center, nearby to the east, has upscale shopping and many excellent restaurant options. There’s so much to do here you won’t be able to fit it into a week’s vacation. So stay two! That’s what I’d do.

Loved it!

Loved the resort. The condo was clean and really well stocked. Very quiet, slept great cause the bed was nice a soft. My husband liked the shower with all the jets and the bathroom were very beautiful. Pool area was nice, if the pool got to crowded we just moved to the tides only pool and it was calmer and included a 1ft baby pool. Beach was clean and you could easily spend a whole day just swimming and playing in the sand. Food from the pool bar was good, but the drinks were great! We also walked down to some other restaurants. Only took about 30ish minutes to get into the harbor at Destin were we had a few excursions. Miramar and Destin were very family friendly with two kids. I wasn’t expecting such a great view, the photos don’t do it justice. It stormed for two days and we could see sooo much! Also the sunset could be viewed, it was perfect for a chill vacation. I hope to come back again in the future.

Family Fun!

This was our first time to the area and we were not disappointed. The condo was great and matched the photos. We enjoyed access to the beach, pool and amenities. We even played pickle ball for our first time. Things will would suggest but would not keep me from coming back is update info on the check in process, provide more information on amenities and surrounding things to do, and provide more info on renting beach chairs. The condo was missing blow dryers based on the description of the condo, but we made due. Overall a great vacation.

Fantastic Accommodations

We absolutely loved this condo! Everything was in perfect working order and CLEAN. We have stayed at several condos in the Tides building and this one was our favorite. The overall cleanliness, updates and response from the property management exceeded our expectations. The view was gorgeous and we loved the oversized patio. The beds were very comfortable and the master shower was incredible. We highly recommend this condo and we can’t wait to return.

Great view

Very well-appointed condo. Kitchen has everything you need for a longer stay. Comfy bed in master bedroom. Large shower and jetted tub in master bath, although vanity area could use some renovation. Huge balcony with a great view of the Gulf. Gated property with lots of amenities. Owner was very responsive and accommodating. Would definitely stay again.

Wonderful Dec 2021 Holiday Week

Wow! Where to begin. Starting with communication w/Fred, the owner. We were originally coming down from Wed to Wed but we waited too long to reserve (day of), so it pushed to Thursday. We were going to do a hotel, but a quick response from Fred allowed us to check in that Wednesday. Awesome! Place is beautiful. 24 hour secure community. 11th floor with beautiful views of the ocean. Every day was sunny. Unit was very well updated with nice furniture and a wonderful family sized kitchen table. Short walk to the beach and two pools. My crazy kids went in the pool (even as cold it was) and had a blast. The balcony is huge and we had a number of our breakfasts there. Plenty of room in the unit and a neat bunk bed w/trundle for kids. Great location. We hadn't been to Miramar Beach but it was nicely situated between plenty of restaurants and shopping in both directions. Highly recommend and we would love to visit again.

Great Condo

The property was very nice. It has a nice pool deck. We loved being on the beach. The condo was clean and the kitchen & living room area were nice & updated. The sofa has been replaced. It in not the sea foam color in the pics, but it was still nice. The bedrooms could use some updates but they are comfortable. The best part is the balcony. It is very large and has a great view of the ocean. Excellent for morning coffee and evenings. Defiantly plan to visit again.

Relaxing space with a gorgeous view

1108 is a spacious condo that easily accommodated me, my husband and our two young kids. The view was the best part for me- the bunk beds were my kids’ favorite. Great location - super close to the elevator. The pool area was well maintained and was very peaceful.

Beaches! Convenience!

We love the ability to get a good fish sandwich at the grill on the way to the beach, take a long walk on the endless empty beaches of the bird preserve next door, and stop for a cool swim in the pool at the end of the day!

We were very pleased with the cleanliness of the property as the smell of bleach greeted us as we opened the door. The beds slept well, the kitchen supplies were plentiful, and the condo furniture was nice. However, there are a few condo details that are showing age and wear. Small things like rusty bathroom light fixtures, desilvering spots in the mirrors, and missing knob parts would be fairly inexpensive updates, but would make the condo feel much nicer. No biggies, but it is noticeable. The proximity to the elevators was not a problem at all, and you'd never even know they were a few feet away. Overall, Tops'l Tides is always a great property with good amenities. The upper pool and the putt putt course have been updated since our last visit (pre-Covid), so that was a nice surprise. Thank you!

Mismanaged property - Poor communication and follow up by property manager!!

Correction - we stayed from 4/10 - 4/17. We checked in late Saturday (4/10) night and immediately noticed that the Master Bedroom mattress was sagging and there was no pullout sofa bed in the living room. Too tired to call anyone at mid-night after 16 hours of driving, we managed for the night and reported the issues first thing in the morning. The master toilet was also blocked after the first use so I started calling the maintenance numbers provided in the apartment. There was a recent change in property management from Vacasa to someone else but all the numbers provided were for Vacasa and they kept telling me that they don’t manage the property anymore. I finally caught hold of property manager (Sena) and reported the issues on Sunday 4/11 @ 0810 hrs, he assured that someone will be there to fix it in the afternoon and admitted that the listing was not updated for sleep 4 instead of 6 as they recently got new furniture for the living room. No one showed up to fix the maintenance issue until afternoon, I tried calling Sena, left text messages but no reply so I decided to open a case with VRBO on Sunday night. I provided pictures and my text messages with Sena to VRBO, they assured follow up in the morning - again nothing all day on Monday 4/12 so I called VRBO again on Monday night @ 10 PM. This time they got hold of the owner, Fred, he apologized for the inconvenience, assured resolution ASAP and offered partial refund for first 3 nights pending confirmation from his partners. The issues were fixed by Tuesday PM and we were finally able to have a comfortable stay. At check out on Saturday (4/17), I texted Fred and followed up on the refund for first 3 nights and he told me that he will get back after talking to his partners by PM. No update till Sunday so I followed up via text, I was shocked to see the response - Fred accused me back for the issues and threatened to put me on the DNR list if I tried to ask for any refund. I reached back to VRBO after my conversation with the owner but have not received a final resolution yet.

Great Spring Break

We loved the tides and the condo! Great activities for kids and the restaurant by the pool has great food and drinks. It's our third time staying at the Tides and we will be back. It's close to shopping and restaurants but off the beaten path so you don't feel overwhelmed with too many people!
