The Space
Bright colors and playful desert style bring energy to this completely remodeled home. The spacious living room offers a large sectional, fireplace, and plenty of seating for the entire group, while the open dining area keeps everyone connected.
The well-equipped kitchen features stainless steel appliances, generous counter space, and a large island for preparing meals and gathering together. All four bedrooms are located along the same side of the home, with the primary suite offering a private bathroom and direct access to the pool area.

Sleeping Arrangements
• Primary Bedroom: King bed, en-suite bathroom, and direct pool access
• Bedroom 2: Queen bed
• Bedroom 3: Queen bed
• Bedroom 4: Queen bed
Maximum overnight occupancy: 8 adults and up to two children under age 12 do not count toward permitted adult occupancy.

Outdoor Living
The private backyard is built for long Palm Springs days. Swim beneath the palms, relax in the raised spa, or settle into one of several colorful lounge areas while taking in the surrounding mountain views.
A covered patio offers outdoor dining, comfortable seating, and a wraparound bar and grill area beside the pool. The shaded game patio adds ping-pong and foosball, giving the group another place to gather and play outside.

Location
Flora Vista Sunshine is located on the northern side of Palm Springs, within walking distance of a grocery store and coffee shop and within easy reach of the city's restaurants, shopping, and attractions. Occasional road and airport noise may be heard. Palm Springs International Airport is centrally located, making some level of aircraft noise common throughout the city. Guests who are sensitive to sound should keep this in mind when booking.

Parking
Maximum parking: 4 vehicles w/ garage access.

Summer Utility Surcharge
For stays of 29 nights or longer between June 1st and September 31st, a $750/month utility surcharge will apply to help cover the additional energy costs associated with cooling the home during the summer heat. If you are booking a stay during those dates, this will automatically be added to your booking total.

Dog-Friendly
Dog Fees (up to 2 dogs/stay)
Regardless of what you may see in the amenities or platform wording, we define pets as dogs only—no other animals are permitted at our homes.
There is a $89/dog/stay fee. Simply include the number of dogs that will be joining you and the fee is automatically included in your rate.
We ask that you pick up after your dog if they relieve themselves in the yard. Signs of extensive damage caused by dog, could result in additional fees. Any signs of any animals on the property without our knowledge will incur an additional $500 fee per animal. To clarify, cats are not allowed.

Pool
Pool heating is available upon request. The pool is heated to 87º from 7 AM to 7 PM throughout your stay.
Pool heating rates:
• November–March: $75/night
• April, May, and October: $50/night
• Pool heating is not needed during the remaining months
For stays under 7 nights, pool heat must be purchased for the entire stay and cannot be selected for individual days. A minimum of 24 hours' notice is required to ensure the pool reaches the desired temperature by your first night. Heating begins the day before arrival at no additional charge.

Hot Tub
The hot tub is heated on demand using a remote control and is not preheated before arrival. There is no additional charge to use the hot tub, even when pool heat is not purchased.

Important Location & Noise Disclosure
Flora Vista Sunshine is a peaceful home in a generally quiet Palm Springs setting. However, the backyard borders a city road, so occasional traffic noise may be heard from the pool and outdoor living areas. The home is also located near the end of the Palm Springs International Airport runway, and aircraft or engine noise may occasionally be noticeable. The frequency and volume of this noise vary. Guests who are particularly sensitive to sound should take this into consideration before booking.

Additional Policies & Rules
To ensure a comfortable stay for all guests and neighbors, the following policies apply:
• No outdoor music. Doors must be closed if playing music within the house.
• 100% quiet hours outside from 10pm-10am
• No smoking inside home
• Renter must be 25+ years of age
• Guests will sign a Ryson “Terms and Conditions” form and City Ordinances require a copy of your ID to Ryson prior to the day of your arrival.
