2 minutes from the Piazza del Miracoli and Tower of Pisa, in a little quiet side street but with restaurants all around. Very central, excellent prices, also offered a breakfast which I didn’t have but looked good!

Very nice staff, and good breakfast. A/c stopped working at 2 in the morning with 95° temperatures, and room was in need of repairs (deadbolt wouldn't work, shower drained slowly).
Fantastic location, only a couple of minutes walk to the leaning tower. Very welcoming staff, good breakfast. Good nights sleep in very quiet area.

A rustic and charming old hotel, close to the tower and various touristy bars/restaurants.
The room was comfortable but could do with a good clean and some refurbishment. There are some rickety parts. The same is true of the bathroom, some scruffy bits but my main issue was the shower. There was no proper base, just a drain in the floor. As a result the shower flooded the entire bathroom floor, and half the bedroom! Got my suitcase a little wet!
The breakfast was tasty enough, freshly baked pastries and a couple of nice homemade tarts I enjoyed.

1st floor rooms are really noisy, some beds also are completely obsolete, we asked to change for an upper floor room and it was perfect, the staff was helpful so that made up for the bad first nights.
The room was well equipped and the bed very comfortable. We had everything we needed in the room including kettle and tea making facilities. The hotel was very central and within easy walking distance of the leaning tower of Pizza and plenty of places to eat. Would consider returning in the future.
This was a good room for our overnight in Pisa. Staff was helpful and pleasant. Morning breakfast was extra but good offering and cost compared to what we would've paid at a restaurant. Parking is the only downside. It was an eleven minute walk to a parking lot near the house.

Great location but needs attention
Check in was great and the receptionist was lovely, friendly & organised a taxi for us. The building is lovely and rustic and location is fabulous. We had two rooms which were not close together and were tired in appearance and content, one of them desperately needed attention to the door lock and door frame. One bed was comfortable, the other not so great. Fine for one night stay. Can’t comment on breakfast as left very early.

The staff was very helpful and friendly. There was no elevator, so we had to carry our luggage to the third floor. When we got to our room, the room was hot and the AC did not work properly to cool it off.

Average for a short stay.
Great location near the tower, however we found this area overhyped with poor food compared to our 2 weeks in Tuscany we had just completed and we stayed in Pisa for our last night before our flight having never been before.
The lady at reception was very nice and friendly when we arrived. The cleanliness was good but the mattress was terrible. You could feel the springs just by laying your hand on the bed. Heard lots of water going through the pipes during the night. It did the job for one night but couldn't stay there any longer.
Pros: Great location, so close to Piazza del Duomo, restaurants etc. We had the attic room which was big enough for our one night stay (2 adults and 1 child). Comfy beds and good WiFi. Breakfast was good value and staff were very friendly and helpful.
Cons: Cleanliness of room could be improved, black mould in bathroom and lampshade likely due to lack of ventilation in attic rooms
Perfect spot for the Tower and other landmarks in the area, less than 10 minutes away, train station 25 mins away, restaurants etc on the doorstep more or less. The only negative point, the metal bed frame was so squeaky, to a point where you are trying to sleep in same position all night, to avoid waking up the whole hotel if turning around.

Fabulous location.
Fairly basic hotel with nice breakfast.
Room was on the 2nd floor with no lift.
Air conditioning inadequate.
Due to flight delay arrived after 11pm. Hotel was locked up had to ring a number and eventually was given the code to get in. Key for room at a closed reception. Realised the next morning hotel had emailed me with instructions but that hadn’t come through night before. Beds not particularly comfortable. Room was very clean. Paid for breakfast but they didn’t have it noted but not a problem. Very small Buffett breakfast nothing explained to you just a lady watching your every move but didn’t help at all. Wasn’t even shown where to take to eat. Eating area cold and uninviting. Tables not set, looked unused. Left our luggage to explore when collecting asked where the toilet was told it was out of use said I was desperate nothing offered (surely there must have been an empty room). Pleased I was only staying one night.
We loved the old building and the quaintness of the room. The room itself was clean. The bed was comfortable, and the shower hot. The breakfast buffet had lots of variety. We were able to leave our bags to wander the city. The location is very close to the leaning tower of Pisa.
