Welcome to Dawn’s Cottage. An adorable and comfortable cottage just steps from the beach. This two bed, two bath, free standing home in a private setting sleeps 6 and is your perfect getaway for peace and relaxation. Dawn's Cottage is located on popular Broadkill Beach - a charming place to relax, unwind, and renew. The space is simple and serene, yet has everything one needs.

The Space:
Dawn's Cottage is located on the south side of Broadkill Beach about 20 minutes from Lewes, DE. The cottage boasts an open living concept and is filled with lots of natural light from the large front windows. Located in the living room is a queen size sleeper sofa. There is a smart TV that provides live streaming from Fubo (feel free to log into your own apps as well). There is a full size fully equipped kitchen with many amenities to enjoy a home cooked meal.

The hall bath features a shower/tub combo with hand towels included. The master bath features a stall shower and also includes hand towels. It is located inside of the master bedroom to provide additional privacy. The master bedroom also features a walk-in closet with a dresser and extra blankets/pillows.

The outdoor ground space features two ceiling fans and a patio table that seats 6 that makes a perfect entertainment space.

Guest Access:
The properties use key-code electronic locks. You will be sent the code about 3 days prior to check in. This code is only valid from check-in to check-out.

Perfect Getaway!

Dawn's Cottage is absolutely adorable and the perfect place to decompress, relax, and celebrate my birthday and our anniversary. Loved the remote location and beach access, yet still easy to get to Lewes & Rehoboth. We enjoyed trying out some of the hot spots in the helpful binder of local restaurants and attractions. Thanks Gina and Rodney for being such great hosts!

The house was very nice, however The location is not the best. The beach is very isolated and has a lot of dead Horseshoe Crabs. There was a 25 to half an hour drive to a market and or entertainment. The location is very inconvenient to someone with a small child not to mention the smell of the beach. Or marsh

A perfect end of summer vacation

This is the second time we stayed here and I can't say enough about how satisfied we were/are with the location and property/accommodations (satisfied with the cleanliness too!). It is comfortable to hang and watch tv, to cook and enjoy a meal together or sit on the wrap around porch/deck and talk. The bedroom w/ attached shower/powder is a plus (although petite!), washer and dryer - great, the proximity to the beach and the privacy/lack of crowds is wonderful. The trip to Lewes, Henlopen, Rehoboth and beaches/site south is very doable for an evening - even the obligatory OC Boardwalk visit is only about 1 hr one way. This trip, we ventured to Trap Pond State Park and canoed, it was lovely! Finally, we travel with dogs and they love the beach walks and wading and hanging on the deck with Mom and Dad! Thank you Gina - we really enjoyed our vacation at Dawn's Cottage!

Short Stay - Amazong Time

The location is perfect for families. Leads to a quiet area of the beach. The house was clean and functioning. We were able to stay at the beach and come back to the house easily! Was everything we needed for a family of 5. Only recommendation is to bring bug spray because after 3pm, the flies are aggressive.

This was our third time staying at Dawn’s cottage, and it never disappoints. The house itself is always clean, no issues with the check in process, and host is a pleasure to work with. Gina is very communicative and helpful with any and all questions. We will continue to come back to this house every summer as long as it’s available.

What a lovely beach cottage we found~loved hanging out in tge cottage or beach while my husband was taking his Capt’s test in Lewes M~S What a great spot he had to study and relax after~we loved the corner store for the Key Lime Ice Cream and fresh made donuts Sunday morning to take home to Cape May. Broadkill Beach Delight

Great for low key vacation with pets!

My friends and I decided at the last minute to do a week-end at the beach. This place and was open and suited our needs as far as sleep accommodations, dogs allowed and walkable to the/a beach - especially one that allows dogs. Really glad it was available! We had a great trip and also enjoyed the Broadkill store and weekend donuts! If you need a little more excitement, Lewes, Henlopen, and Rehoboth/Dewey are not too far away.

My parent's, my dog and I enjoyed our stay at Dawn's Cottage in Broadkill. The home was clean upon arrival, outside and inside. Welcomed with a nice gift and a note. Wonderful out space under the house. There is a gas grill available. Just a few steps to the beach(just watch out for the cactus and a cactus/plant with really sharp burs, especially if your dog(s) is along). So many places are just a short drive away.

Amazing location. I was pleasantly surprised with Broadkill beach. You do have to prepare yourself for the bugs, but we knew that going in. Would definitely come here again.

Great time

Our family of 4 and dog had a great stay! The proximity to the beach was great! The wine and Dolles taffy was a very sweet welcome gift. The decor was super cute. The storage was plentiful and all the little trays, bins, etc made it really easy to keep things organized and tidy during our stay. We usually have to bring things like hand soap for the bathroom sinks, paper towels, napkins, etc. All of those items were supplied which was a nice surprise. There were some biting flies, but they weren't a big problem. We made sure to use bug spray and kept the outside fans, under the house, on when we were outside, and it wasn't an issue. Gina recommended a movie night on the beach, and it turned out to be one of our favorite evenings. My husband and I shared a bottle of wine while our boys enjoyed ice cream from the cute country store, while watching a movie under the stars with our feet in the sand. It felt very Americana and a great memory! Daily walks on the beach were so relaxing. The water was calm and the beach was never crowded. We had family staying in OC and made the trip up almost every night, so we didn't experience any local restaurants but breakfast and lunch from the local store was quick and easy. Overall a great time was had by all, and we will definitely be back.

Peaceful Week with the Family

We loved our time at Dawn's Cottage! It was just as cute as it looked in the picture. The beach was very private and an easy walk across the street. The kids saw dolphins playing in the waves the first day we got there. The space was perfect for me and my husband, two kids, my mom, and the dog. The kitchen had everything we needed including some thoughtful welcome gifts. It's about 20 minutes to Lewes, and 15 the closest grocery store which was a nice trade off for the solitide once you get to the cottage. The Broadkill store at the end of the road had the very basics including pizza, ice cream, and ice but we found we were going to Lewes every day or two and could stock up when we went in. We like to cook all our meals at the cottage with a only a few times eating out through the week and the location worked perfectly for that. Some of the concerns from other reviews seemed not to be a problem for us- there was minimal construction noise the week we were there. The black flies were out a couple days but easily managed by taking bug spray to the beach with us. Overall we loved the place and had a great week!

Dawn’s Cottage

Adorable Cottage across from the beach. Very clean and everything was in excellent condition. The central air conditioner worked great which was very much needed. The beach is private, beautiful and a short walk from the front door. The beds were comfortable and the rooms were a nice size. To our surprise, there were not many bugs/mosquitoes for its location. Definitely bring bug spray for the flys on the beach. Once you spray, they definitely will stay away. We enjoyed our stay, checking in and out were extremely smooth. We had zero problems with the house during our stay. Everything was wonderful! We will definitely go back!

We vacationed all around the Delaware shores with family for many many years. We love trying new towns. This year we tried Broadkill beachs. I always come prepared for a new experience by doing my homework. The rental was perfect. The area wasn’t, way too remote for feeding a family. No restaurants or food stores without traveling 10 miles. The beaches were beautiful but way to many bugs. Three of us were stung w jellyfish. The General store was such a disappointment. Not even bread. All of us are covered with bits from flies and mosquitoes.

Yup, that's the sound you make went you're sitting on the deck, enjoying the bay breeze. This little cottage has clearly been lovingly updated and maintained by the owners. Everything was clean and well-organized, very easy to settle in and just start enjoying vacation. It's a small thing, but we really appreciated the way all the light switches were neatly labeled, saves a lot of time with fumbling for the right switch. Most places don't really consider that. Furniture was comfortable, and the kitchen had all the basics. (We prefer to cook on vacation, so we had to improvise a little at times, but we got by.) Would definitely rent this place again. Love the area; the beach is so quiet. We nearly had it to ourselves most days.

Fantastic cottage! Unfortunate BKB construction.

This was my second visit to Dawn's Cottage. I really love it there. Clean, well-maintained, exactly as advertised, dog-friendly. It has everything you need for an easy trip and the welcome goodies are a nice touch. The balcony and location across from the public access to the beach are fantastic. I just wish the construction in Broadkill would stop. I've spent a good chunk of my life in Broadkill and the DE beaches, and the best thing about Broadkill has always been that it is a super quiet neighborhood. You could sit out for hours and hear nothing but the water, wind and birds. Cars on Bayshore Drive were infrequent. You'd more likely come across someone on foot or a bike. Now, with all of the construction to put up giant vacation rentals, the sounds of nature have been replaced with hammering, drilling, heavy machinery, and big trucks rumbling down Bayshore to the many construction sites. For the first few days of this stay, the cottage was filled with the noise of a driveway being put in two doors away at a newly finished house. That project stopping just made the other construction noise nearby more audible. I had hoped the construction that was going on when I visited BKB in January was a seasonal thing, but no. Folks are building through the high season, too. And, the big rentals seem to be drawing the rowdy crowds you find in Ocean City or Rehoboth. I hope the chilled out, nature-focused, hidden gem character of Broadkill does not disappear entirely.
