“First of all, if you book this property you're going to get hundreds of messages from the host prior to even going with several forms to fill out and online check-ins to complete and upgrades to buy, etc. We paid $269 for one night plus an extra $50 for a pet plus they then wanted extra money to check in early or check out late or reserve parking because there's only 3 parking spots in the back (for A LOT of rooms). “Pros: The issue with the air conditioning was addressed fairly quickly, and the on-site handyman did an excellent job. The proximity to Newburyport was also a major plus. Cons: While the room appeared tidy, it wasn’t as clean as expected. The property is located directly behind a very loud restaurant/bar, making it quite noisy, and the surrounding area wasn’t particularly appealing. Considering the price, it was disappointing overall. The photos also make the room look much nicer and more……

“We are always pleased when we stay at the Briar Barn Inn. It is beautifully appointed and welcoming. The staff is courteous and friendly. The continental breakfast is wonderful and coffee is available 24/7, which is a perk I really appreciate. Everything is 5-star!”

“It is a very old property that was pretty dark, and everything looked dusty and outdated. Our room did not have a window. it was on the first floor and had back door that led to trash area. Breakfast was very limited. Stale pastries and weak coffee, sweet yogurt and few cereals. Women at reception were welcoming. Parking was easy and many spots were available. Bathroom was tiny.. shower was extremely weak. We would not be staying there again and certainly wouldn’t recommend it.”

“I loved the room colors and bedding. The rug was very nice, but needed cleaning. I enjoyed swimming in the pool, but that needed cleaning as well. I would stay there again. I just hope they up their game on the cleaning. It is away from the hustle and bustle farther south which is what I wanted. There is plenty of parking and you can walk across the street to the beach. If you have mobility problems, you should book the first floor. We were on the 3rd floor and really enjoyed the view from our……
