"Nice property. Check in was later than expected due to the cleaner still being there on our arrival at check in time of 4pm . The cleaner was very apologetic very nice and very helpful . She left it spotless when we got in at 4.40. We enjoyed the lounge which was beautifully done and the garden for breakfast . It appears as though the owners are gradually updating the property . The two middle bedrooms , I would say are still a bit dated . The en-suite particularly so . The upstairs bedroom in the eves looked very nice . Good location not far from the big and lovely dog friendly beach . Being very close to Johns of Instow was a bonus . Parking was a bit of an issue but we stayed in September so still lots of restrictions in place . You have a parking permit for your stay at the local Cricket ground but we didn’t use it as we thought it quite away from the house itself. Property down a private narrow lane so very quiet . We normally stay in Appledore and lovely as Instow is we prefer the other side of the estuary where there is more options to eat and walk . Very dog friendly property . Karen the owner is extremely helpful and quick to respond."

"Comfortable bed. Nice room. Espresso machine in room - excellent. Blinds were a bit broken and not blackout. Single glazing which was mostly ok at this time of year but anyone or vehicle who did go past definitely disturbed our sleep. Bath towels were small, not bath sheets. Lovely friendly staff. Good vibe. Chilled. No parking which we didnt realise until we got there. Would be useful to have that flagged before travelling so you can go straight to one of the public car parks."

"Most enjoyable stay, the room we had was spacious and beautifully decorated with a view of the river, and the bed was the softest we had ever slept in! Staff were really lovely and helpful, and made us feel very welcome from the beginning of our stay. Breakfast was especially good but the main menu was somewhat limited although of high quality, There was a small car park on site, and plenty of on-road parking although this was very busy during the day. However there was a large quay-side carpark opposite the hotel so there were no problems with parking. Will definitely return and cannot recommend them highly enough."

"Fantastic location and a lovely flat. The skylights make it feel really light and airy, with fantastic sea views. It was exactly what we needed for our mini break in Devon. We also had a meal at their restaurant downstairs, the Flame Factory, which was wonderful. The staff were absolutely fantastic and so warm and welcoming. Would definitely recommend!"

"Very nice room with sea view, unfortunately very steep stairs to get there and as suffering mobility issues, not the best, although staff were not aware. Breakfast excellent, and evening meal for 7 highly commented on favourably, hot plates and food. Unfortunately a bout of food poisoning occurred overnight, although the source cannot be confirmed but suspected. Would recommend and stay again. Chair to be placed in room in September after renovations will be a bonus."
