Had a great time at our stay of 2 days. Quite place wake up to the noice of the birds is peaceful. View of the jungle is beautiful. The pool is very nice and clean. Place around is under construction and so are the roads. Only concerning thing is the roads which are very bumpy and could be a challenge to get there. I would recommend this place to anyone that visits Tulum.

Location is off road, about 5 to 7 minutes from center. Definitely recoment to rent a car to explore the town and go to vicinity places (Bacalar 2 hour driving) The rooms need a little maintenance, but clean im general. The guess next door were really loud, some nights even until 3 AM. I will give another chance if i go back to Tulum.

Kitchen was not clean. Microvawe was dirty. There were cigarette ashes on the cups. The rust on appliances is a given because its so close to the sea. There is a non existent front desk staff. Only whats app.

The stay was very quiet and peaceful, perfect for relaxing and disconnecting. The management was responsive and helpful whenever we needed assistance, which is really appreciated. One thing to be aware of is the access to the property. the roads leading there are quite bumpy and not well paved, which seems to be common in some areas under development in Tulum. If you’re renting a car, it’s something to keep in mind. There is also some room for improvement in terms of overall maintenance, but it did not take away from the calm atmosphere of the stay.

This was excellent value for Tulum. It’s listed as 5-star on Expedia, but I’d say it’s a very good 4-star stay and I would definitely rebook next time I’m in Tulum. Arrival was easy – an InDrive from the main strip cost around 100 MXN. The road in is a little rocky, but manageable. Check-in was quick with a coded entry system, though I was still personally greeted on arrival, which was a lovely touch. The room was spacious, clean and well equipped. The bed was exceptionally comfortable and I slept incredibly well every night. There’s a small but useful fridge, a safe, a good kitchen and reliable WiFi. Water pressure and temperature were both very good. Phone signal in the area is poor, but that isn’t the property’s fault. A real highlight was having a private pool on the balcony, plus there is also a rooftop communal pool with large loungers and day beds. Gerardo was fantastic throughout – friendly, responsive and always happy to help on WhatsApp. Cleaning and fresh towels can be arranged easily and I was also allowed a late check-out. Only minor improvements: there was a little rust/limescale in the bathroom, the towels could be replaced and body lotion alongside the otherwise premium toiletries would make it feel even closer to 5-star!

Really sweet nice place. Really quiet, roads to get there were pretty rough all rock and dirt but the little Kia i rented work just fine, just got to be careful. Room was cute, just like a little studio apartment. Really good place for what you are paying for. Private pool was nice, the pool upstairs wasn’t too crazy. Make sure you have bug spray though, mosquitos everywhere.

Beautiful B&B away from city center and the major drawbacks are the massive potholes in the streets and the limited walkable eating places. The furnishings and kitchenette were excellent and if you want a quiet place away from the touristy areas, this is the place. The staff was very friendly and were able to call for taxis as needed

Great and comfortable stay

I really enjoyed my stay here. The place was very spacious and lots of room to spread out. Had a private entry with a private pool. Gerardo was very helpful with showing off the property, recommending where to eat and even offering to door dash and scheduling a taxi cab back to the airport. The area looks a little sketch but not intimidating once you get out and explore.

The communication between the host was amazing. The AC was great WiFi was great too. Shower pressure 10/10. The only problem was the potholes but the hotel was perfect.
