Couldn't get i to my room and called, said they'd send so.eone out and call me when there. 40 minutes later called again and was helped over the phone.. no one arrived or called. Wandered around for ages trying to find the entrance, e entually found a fire es ape that was open and just walked in. The main door is actually numbered no 3.. thought this was a room.. no signs saying Brookval guest house.」

I called the contact number and had no answer and received no call back. I arrived towards midnight at the property and still chose not to stay here.」

「No one at the front desk. A sign that says” check in at 3pm”. No air-conditioning during the hottest summer in the UK, June 2026. No safe, no phone or refrigerator in the room. They have water kettle and provide coffee packets & sugar. No cleaning or servicing the room unless you ask for it. I asked for it, they did it one day and I had to go down again to tell them because they didn’t clean it the second day of our stay. Bathroom has one bottle of something to wash your body and hair. 「The bedsheets were dirty with holes in them from cigarette burns and the smoke alarm was covered by a glove hanging on the ceiling Was told a cleaner would come out, but they never did. We did not stayed the night and had to find somewhere else.」

「Building site, semi naked men drinking and lighting bonfires in the car park, litter everywhere! After waiting nearly 2hrs in 30° heat to get in our room, we booked elsewhere」

「Do not even think about booking this accommodation. It’s not habitable. The photos are true to likeness. I have reported this host to the company. It would not pass any regulatory standards. Needs to be removed! Awaiting my refund, as walked in and walked straight back at !!」

「Do not stay. No staff in property. Got passcode for a room that's different from my booking. Property was dirty and the room had someone else living there. I met people that rent one of the room for months (which was the room I was booked for), and told me the other room (that I got passcode for) also has a person living there for months. I had to find a different place to sleep urgently, and I'm trying to get refund.」

「The property was run down. I The room was very basic. 2 beds and a sink. The bathroom and toilets were communal. Only one of the power outlets worked. It smelled of mildew. The kitchen areas were filthy. This is a case of you get what you pay for. It worked for the night.」
