"I had high hopes for this place, but unfortunately it feels less like a hotel and more like a time capsule… and not in a charming, vintage way. Let’s start with the room: the walls look like they’ve gone a few rounds with a moving company—scuffed, marked, and clearly overdue for a fresh coat of paint. The TV is so small I’ve seen larger screens on desktop monitors, which made relaxing in the evening a bit of a squinting exercise. Now, the real entertainment: the symphony of noise. Every time the air conditioning or fans shut off, they make sounds dramatic enough to suggest the building itself is reconsidering its life choices. Not exactly the peaceful getaway one hopes for. Outside doesn’t fare much better. The garden area seems to have entered a “survival of the fittest” competition, with weeds winning by a landslide. It gives the impression that maintenance might be more of a concept than an actual practice here. And while location can sometimes make up for shortcomings… that’s not the case here. It’s just another challenge added to the list. All humor aside, this place has potential—but it’s currently being overshadowed by a noticeable lack of care. A little investment in upkeep, aesthetics, and basic maintenance would go a long way. Because right now, it feels like a runaway train heading straight toward declining reviews and even faster-declining occupancy. Unfortunately, I wouldn’t recommend staying here"

"The room was spotless and had everything we needed. The location was perfect for our needs. Best of all were Matteo- surely the best host on earth! Nothing was too much trouble and he was so kind and helpful. Plus- the restaurant had some of the finest food and the most wonderful relaxed atmosphere. I felt that we truly experienced a slice of rural Italy here. Thank you! "

"A very cozy space that was nice and quiet. There was an issue with the bed (miscommunication on my end) but it was fixed almost immediately. Quick and clear communication, easy to check in and a free coffee and croissant is always a plus. Highly recommend for a nice quiet trip."

"We booked this villa 5 months before staying. I asked him 5 months in advance if the pool was private and he confirmed it was. Fast forward, 5 mths, were are in Italy and 48hrs before our stay, we received a message from the owner, which I couldn’t believe and was shocked by, he told us there were “swimming pool rules” and he would “check about (our) sun creams” and they can’t contain “silicon oil..:::because they ruin the liner of my swimming pool”. He informed us to have a “shower before to swim every time”, we couldn’t use the pool if we had sweated, pool opening times and then informed us of a list - “no glass food or dishes from the house in pool area, i like my guests when they use their swim suits and i suggest to wear the pool sleepers, no cotton or t-shirt in the water, if you don't use slippers, wash under your feet after been walking on the grass….no inflate beds or things if they are not necessary to swim, no splash no splash championship and absolutly no bomb splash! ...we have to keep the water in the pool not outside”. He also informed us he uses the pool and “the common parts of the garden (parking area, tennis table, entrance way) and the swimming pools have video surveillance systems to know about any accidents, damages and know if guests are respecting my property”He informed me he sent this rather long message to all his guests, so this provides a pre-warning to all families with small children wishing to book. He should put this in his VRBO ad"
