It was the whole package. Communication from the staff, room was spotless and staff checked and cleaned each day, extras was tea and water in room. There was also cereal, coffee, tea available in the check in room for breakfast.

An absolute gem of a guest house

My room and bed was very comfortable. There is also a reception room with lots of lovely touches, such as breakfast items, toaster, microwave and various books and games.

My daughter and I enjoyed our stay! No issues getting too and from, checking in, and such. Only issue we had that I believe I did see in another room, was the smell of the bathroom (or so I think)… it does sort of “go away” when staying in the room, but when using the bathroom or entering the room again, it was hard to adjust too. We only stayed one night, but might have looked to change rooms (#2) if we had stayed longer.

We had a lovely stay at 4 Friends House. The communication beforehand was great and we received a very friendly welcome. Our room was a good size, well-equipped and was very clean. There are very good transport connections - lots of buses in the vicinity and only a 10/15 minute walk to the shore at Leith. There is a Coop opposite if you need anything and they provide bread, cereal, fruit and a few other essentials for breakfast if you'd like it. If you prefer something hot there are several cafés nearby. Would definitely stay again. Great value for Edinburgh - highly recommended!

The location was really comfortable and spotlessly clean! There is a bus stop right outside with easy access to the town center and all activities. I really liked it there a lot and will certainly stay there again whenever I am in Edinburgh again. Moreover, the people who run this location are so very helpful and kind, it feels like you are visiting family!

What an amazing stay. Sylvia and Lukas were so wonderful and went above and beyond to make sure my stay was relaxing and enjoyable. As a solo traveller it’s always a concern finding safe comfortable accomodation. 4 friends delivered beyond expectation. Room was gorgeous. Bed super comfy. Highly recommend this wonderful guest house. Convenient location with buses at doorstep.

Good price for Edinburgh hotel

This hotel was very reasonably priced for expensive Edinburgh. 20 mins by bus to the train station. Walking distance to the Royal Yacht. The staff were very friendly. No included breakfast, but they were a few complimentary breakfast items in the lobby, which we made use of. The room was very clean.

Great welcome from a very friendly and knowledgeable young man. Lovely relaxed atmosphere. The traffic was loud day and at night, we were given ear plugs but they weren’t particularly useful against the noise. That is the only negative, beautiful house , well presented and everything is thought of.

My room was quite small, but the bed was good. WiFi was good, the shared bathroom (for 3 rooms) is new, very spacious, very clean (as is the room), the staff is very friendly. If you only need a place to stay overnight, it's ok.

I can’t say enough good things about this place. The staff were so incredibly friendly, it was easily accessible from the city centre by the number 7, 14 or 11 buses and it’s quiet. The bed was super comfy and all other amenities were excellent. I was pretty jet lagged so I appreciated coming to this quiet area and resting. Thank you for everything and I will for sure be back!
