The Space:

Step inside this brand-new family haven and discover a world of comfort and entertainment. The house features six beautifully appointed bedrooms, designed to offer a peaceful retreat after a day of fun. The master suite boasts a luxurious king-size bed, perfect for parents to unwind. The remaining bedrooms are thoughtfully furnished with a mix of king, queen, and double beds, accommodating the whole family or group comfortably. With 4.5 bathrooms, everyone has ample space and privacy. The heart of the home is the fully equipped kitchen, complete with modern appliances and everything you need to prepare delicious meals. Gather around the dining table to share those meals and create lasting memories. For entertainment, a dedicated game room offers hours of fun with a foosball table and game console. Step outside to your private oasis, where a sparkling pool awaits, surrounded by comfortable outdoor seating. You also have access to resort amenities like a gym and communal pool for added recreation.



Guest Access:

Guests will have exclusive access to the entire 6-bedroom house, including the private pool, game room with foosball table and game console, fully equipped kitchen, and comfortable outdoor seating area. In addition, guests can enjoy the resort amenities, which include a communal pool and gym. This ensures a perfect blend of privacy and access to recreational facilities for a memorable family vacation. The property offers free parking on the premises and on the street.



The Neighborhood:

Nestled in the heart of Kissimmee, your vacation home offers unparalleled access to the area's most exciting attractions. You're just a short drive from the world-famous theme parks, including Walt Disney World (approximately 10-15 minutes), Universal Studios (around 20-25 minutes), and SeaWorld (about 15-20 minutes). This prime location allows you to easily experience the magic of these parks. Dining options abound, with a vast array of restaurants to suit every taste, from casual family eateries to upscale dining experiences, all within a convenient distance. Shopping enthusiasts will delight in the proximity to various shopping centers and outlet malls, perfect for souvenirs and retail therapy. The neighborhood itself is a family-friendly community, offering a safe and welcoming environment for your stay.



Getting Around:

Getting around is easy from our Kissimmee home! You'll find free parking on the premises and on the street, making it simple to explore the area. For those flying in, Orlando International Airport (MCO) is approximately a 25-30 minute drive. While public transportation options are available in the broader Orlando area, they are less prevalent in this specific neighborhood, so having a car is recommended for the most convenient travel. Major attractions like Walt Disney World, Universal Studios, and SeaWorld are all within a short drive, ensuring you can quickly access the magic! Consider ride-sharing services or taxis as alternative transport methods to get around the area.



Other Things to Note:

Please note: Check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-in or late check-out may be available upon request, subject to availability. We kindly ask that you respect quiet hours from 10:00 PM to 8:00 AM. Smoking is strictly prohibited inside the house. Guests must be at least 21 years old to book. Pets are not allowed. Parking is free on the premises and on the street. Please ensure all doors and windows are locked when leaving the property. For any questions or concerns during your stay, please use the platform messaging system.



POOL AND SPA HEATER (if applicable):

The SPA is not a hot tub. The SPA is connected to the pool and both are heated by the same system. The pool heater is required to heat both areas and there is an additional fee. Please note: Not all properties have a SPA. This information applies only to homes that include a SPA feature.

The heater can take up to *24 to 48 hours to fully heat* the water and will be turned on once the payment has been processed. Please make sure to request pool heating *at least 48 hours prior* to arrival.

The pool is heated to *86°F*. For health and safety reasons, we cannot raise the temperature beyond 86°F.

Just to clarify, the pool and SPA share the same water temperature since they operate on the same system. We understand that “SPA” can sometimes be mistaken for a jacuzzi, but in this case, it is a warm water area without hydromassage jets.



*Important Notes:*

• Reservations of 2 nights are not eligible for pool heater refunds, even in the event of any possible issue, due to the short duration of the stay.

• During periods of extreme cold temperatures (approximately 32°F–40°F), the pool heater will continue working to maintain the set temperature; however, the water may still feel colder. This is due to external weather conditions and heat loss caused by low outdoor temperatures, on this circumstance the water temperature will only warm 20 degrees more than the outside temperature.

These weather-related conditions are not considered a malfunction of the pool heater and therefore do not qualify for a refund.



AMENITIES:

* Pack ’n Plays and high chairs are available upon request.

* Included: fresh linens, 1 bath towel per guest, 1 hand towel per bathroom, bath rugs, hair dryer, and starter supplies (soap, paper goods, 3 trash bags, 1 laundry detergent, 1 dishwasher pod).

* After the starter supplies, guests are responsible for restocking items as needed.

* Not provided: washcloths, salt/pepper, or open food items.

* Washer & dryer available.



MAINTENANCE:

We’re always ready to assist with any maintenance needs—surprises can happen even after our check-in inspection. Please report issues promptly so we can address them quickly; delays may affect our ability to assist during business hours.
