This 1600+ sq ft, single-story home is located less than 5 miles from Walt Disney World, in the gated High Grove community. You will have access to the community club house, a cyber cafe with Wi-Fi, a community pool and spa, fitness room, community game room, outdoor kids; play area and more!

This home features two king master bedrooms with attached full bathrooms. One bedroom has pool patio access. Two bedrooms feature two sets of twin beds each in a unique Jack and Jill; style, sharing an attached full bathroom. Everything you need for your ideal Orlando-area vacation is waiting for you at Hazelwood!

* The cost to add on pool and spa heat during your stay is $30 a day (plus applicable state and county taxes).*

COMMUNITY PARKING RULES:
The home fits ONLY TWO cars. The garage is unavailable for parking. No street parking is allowed within the High Grove Community.

GUEST RESPONSIBILITIES
♣ Departure time is 10 a.m. Failure to leave at the designated time will result in an automatic $75 late departure charge.
♣ Florida Spirit provides a welcome kit of starter supplies to cover the beginning of your stay; however, guests are responsible for replenishing their own additional paper products during their vacations stay (i.e. paper towels, trash bags, toilet paper).
♣ Prior to departure, all cookware and dishes must be properly washed and put away in cupboards.
♣ Towels in the home are provided by Florida Spirit for your use and enjoyment. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages.
♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account.
♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract.

TERMS AND CONDITIONS
These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter `Florida Spirit`).
1. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest`s use of the Premises.
2. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises.
3. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the `Premises`) for the purpose of reserving, renting and managing the use of the Premises.
4. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name.
5. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file.
6. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file.
7. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin.
8. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest.
9. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. Moving of furnishing inside, outside, or in the game room of the Premises is strictly forbidden. If any furnishings need to be moved back to original placement, there is a $125.00 per hour charge to the Guest. A basic supply of linens is provided in each property. Bed linen and bath towels are not changed during your stay. The startup kit of hand soap, toilet tissue, paper towels, laundry soap, dish soap and trash bags are not replenished.
10. Cleaning. Each reservation includes a home cleaning fee. Daily housekeeping is not provided and it is the responsibility of the guest to maintain the cleanliness of the home during the term of a stay. At the end of a guest’s stay the home will be cleaned by a professional cleaning staff. This will include washing bed linens, towels, and dishes, as well as vacuuming and sanitizing the kitchen, bathrooms, living room, and bedrooms. While the home will be cleaned after a guest departure, guests are required to leave the home in a comparable condition as it was found and guests are responsible for picking up and bagging all trash in the home; failure to do so will result in an additional clean fee charged to the guest.

Home away from home!

Everything was as described, very safe neighborhood and close to amenities and parks. Had trouble reserving (because of Venmo) but Brian was very understanding and went out of his way to make the process easier. Will definitely stay here again on future occasions

Overall we found the house to be really clean , neighborhood was safe and quite, the only thing we all which would had work better was the pool heater which was never able to warm it the pool but it did warmed the jacuzzy which we were able to use.

The overall stay was good. Location was good close enough for everything yet far enough to be out of the insanity of the Disney area. House was perfect for our family. We did have a problem with the hot tub. It was not functioning and they did someone out to look at it. Still didn’t work, but having the clubhouse close by with a hot tub was convenient. They were quick to refund the money so we were satisfied with that. It was unfortunate and left my family a little disappointed with it but overall we had a great time.

Amazing Family Stay

My family and I really enjoyed our stay here. We booked for the week of xmas to new years. Location was close to all our shopping needs, and there were several food options close by. The house itself was exactly how it's described in the listing. The service company was amazing in it's response to any issues. We had a problem with the pool safety buzzer on the sliding doors malfunction in the late evening 9-10pm, and they had a repair person come by within 30mins. Would definitely book this house again.

Family Disney Trip

A Great family home in a gated community, The 3 full bathrooms was so convenient and the hot water never ran out with 5 adults & 2 children!! The Kitchen had everything we needed to make our meals. Bonus was heated pool it was great and the hot tub after walking miles daily at the parks was a great way to end the day! No need to worry about the little ones opening doors to the pool the alarms will let you know immediately.

Responsive Office

Other than the issues we had with the lock on the first night, the manager’s office was responsive. Whomever was on-call the first night, did not answer their phone, which would have been maddening had the issue with the lock not ‘resolved’ itself. I was contacted the next morning by the manger, and everything seemed to be in order. When we left the following morning, the lock did not work. One call later and the office had the lock replaced (or possibly repaired). Thanks for easy communication (except for the on-call person), and easy to understand checkout procedures.

The house is clean and comfortable. We really enjoyed it.

The house has everything we needed for the trip. The pool was good the kids really enjoyed it. Only negative is the pool does not has a fence but it seems that all the houses are like that in the neighborhood.

The neighborhood was nice. The furniture was very old. The beds were broken down in the kids room. The blinds were broken and you could see thru the house at night. Everything in the house was old. They need to upgrade the place while they are charging all that money. I think everything came from the thrift store in that house. The chairs were old and had several repair on them. The outside trash cans smelled terrible and could have hosed down.

Great location and descent house, but management too slow or impossible to reach on a timely manner

Upon arrival the property was exactly as in the pictures. The place have very outdated furniture and and appliances, but at least each room had smart 4k tvs. I asked for the pool to be heated for our stay and I was disappointed that the pool was very cold upon arrival. I tried to reach the management many times but was not successful. I did get an email the next day around noon acknowledging the issue and few hours later someone came and turn the pool heater on (which took most of the day getting that temperature up). No partial refund or any compensation was offered for the inconvenience, which would have been fair since I had to pay for the pool to be heated per day. Not a bad property but what ruined for us was the lack of management response on a timely matter or their lack oversight for customer's requests.

Highly do not recommend

This past week my family and I stayed at 102 sandy point way in clermont. Upon arrival at 10:30pm we noticed a musty smell. The cups and cooking ware were dirty. The kitchen drawer was broken leaving us to have to buy spatulas and things to cook with. The carpets were filthy and we had to clean the whole house from top to bottom. One of the beds had a stain on it as well. That night my husband went out to buy our children allergy medication since we thought there asthma was being triggered by allergies and when he tried to get back in the gate code would not work leaving him stuck outside at 4am and when we called it said to press 2 for emergencies and when I pushed 2 it was a voicemail yet again and of course no one answered the phone. We had to call the sheriffs department to let him in and give us the correct code since they failed to give us the correct code. They also did not send us the final confirmation/agreement until we were there for 3 days and in that confirmation was the new gate code it would have been nice to have that on day 1. On day 2 the hot tub was not getting hot and we called to have maintenance to take a look and they came but the hot tub was still not getting hot. The light in the hot tub was also loose so we were even hesitant to use it. We also had a problem with the AC as it kept getting set to 76 degrees Fahrenheit and we were unable to lower it so on top of a musty mold smell we were hot and couldn’t do anything about it since nobody answered the phone. This left us barely using the house as our children have asthma and we’re having trouble breathing in the home and so we went out as much as possible because anytime we called and left messages nobody would give us a call back. On the last night we were supposed to stay we stayed and hung out at the house and our children started developing an asthma attack probably due to the musty mold smell and we had to leave and book a hotel and Florida spirit homes still is not helping us fix this and make it right. I am highly disappointed especially since they claim there cleaning top notch due to the pandemic. I am also dissatisfied as this was not a safe environment for children. As a result I will not be using them for any future reservations. And I highly suggest you and your family don’t either

Very clean, family friendly home. We came to Clermont to get away while being socially responsible in the pandemic. We just hung out, ate good food and sat by the pool. This home provided all we needed. Thanks for letting us stay.

Very comfortable

This was a lovely home to stay in during our stay. We enjoyed our stay for the most part. Two things I would have wanted different are: to have a bigger pot to cook rice in (had to get one) and the pool area to be free of grass coming through the bricks.

Great month in Florida

We spent a month at this property and couldn't have asked for a better place to stay. There was plenty of space to spread out, everything we needed in the kitchen and a great pool and hot tub in the back. The management company was very responsive. Only contacted them twice about cleaning the pool and it was taken care of right away. Loved going for nightly walks around the neighborhood. Convenient location. We would definitely stay at this property again.
