The view of the beach was amazing from the patio, the property was very well maintained and quiet. The kitchen is well equipped with what you need. The road to the property is bumpy and a vehicle would be recommended as there is limited amenities close by. The host was super responsive as well.

The entire experience was great. The room was spotless, the view was beautiful, and the outdoor space in the penthouse room, including the plunge pool, was amazing. Everything about the property was absolutely stunning. Enrique and his wife took exceptional care of the cleanliness, ensuring it was spotless around the clock. The breathtaking sunset views from the beach, coupled with the snorkeling, canoeing, and paddleboarding equipment, made for an unforgettable experience. We thoroughly enjoyed every aspect of the property, which was perfect for a girls’ trip. To enhance our stay, we hired a chef for five out of the six days and a driver. Wi-Fi also fast and reliable. Thank you, we’ll be back.

My partner and I made a last-minute decision to go to Tulum. We opted to stay off the beaten path a bit for a more private, intimate location at a Tulsayab penthouse. The decision paid off big time. The amenities and service were above and beyond. We experienced a LOT of wildlife (racoons, iguanas, agouti, coati, birds, etc.) just on this little bit of beach front. The bay on which the property sits is beautiful and quaint. The road in and out is bumpy/rough, but other than that, we wouldn't have changed a thing. We rented a car from Cancun where we flew in and that was an easy drive down, and it was fairly easy to get to and from the main town and this complex has very convenient parking right out front. We took advantage of our private plunge pool as well as the kayaks. Hats off to Enrique, who was so kind and helpful as our host. If you're looking for a more relaxing, affordable stay in Tulum, this is THE option.

We loved our stay here. The accommodations, grounds and staff were great, and the private beach was amazing. Because the shoreline faces south, we enjoyed watching spectacular sunsets from the beach every evening. That orientation also seems to protect the beach from being overwhelmed with seaweed, which can be a problem elsewhere. The water is fairly shallow too, so I didn't have to worry about my teenage boys going out too far. One note: the road getting there was very bumpy due to damage from recent rains, but they say repairs are expected soon.

We went slightly off season for the savings and regret nothing. The location does take a little bit drive, but it feels exclusive and special. You have your own parking spot and because there were only 4 units, you always feel like you have the whole site to yourself. Generous rooms, unbelievable view. The room came with fruits, a bottle of Patron, panoramic 360 view of the jungle, ocean, exotic birds in the morning, whistling tropic trees in your patio and private hot tub. I've been to 5 star hotels and it doesn't come close. Shower, bedroom, dining, kitchen living, everywhere is oceanic eye candy! Our room was on the top floor (3rd) and we could see the waters for miles and private enough to not worry about any neighbors. Walk down the spiral stairs and you're greeted with a romantic pool, picnic area, hammocks to lounge, or a walk down to your own private beach. Simply put, this is paradise.

This was my little paradise away from home. Such a beautiful, calm and clean place. Growing up in the middle of natures, I always love returning to places like this. The service was amazing, there when you needed it, but away enough to make you feel like you were the only family in the property. I will love to stay here again.

A piece of heaven!

We had a holiday in paradise. Absolutely a fantastic place if you are looking for a pieceful authentic place to relax at the beach. You can just walk out snorkling and there are different opportunities for using kayaks and more equipment. The owners are extreemely helpful and nice. We would like to come back and can only give the place our very best recommendations.

Our stay here was wonderful! The property was beautiful, well-maintained and it is beachfront! Traveled with my family, 2 kids, 1 toddler and they were able to provide me with a crib and a highchair, very accommodating. Highly recommend getting a rental for your stay as it may be tricky business and more expensive to take a taxi for all your needs or wants out of the property. Water shoes are a must if you want to get in the beach, they have spare ones on property, you may find a pair your size. Highly recommend this place!

We loved staying at Tulsayab. The view is amazing, the condo was spacious and comfortable, and the air conditioning in each room was really appreciated. Gorgeous and secluded

Really nice property on a semi-private beach. The pool/garden was beautiful, and the view from our balcony was gorgeous- beach one way, jungle the other. AC and WiFi worked well. Bed was comfortable. The caretaker, Enrique, is very nice. There isn’t much else around, which was great for us but we also came prepared with everything we need.
