"My husband and I truly enjoyed our stay. We loved the convenience of being so close to the beach, as well as the easy access to shopping plazas and restaurants. We met a few locals during our visit, and everyone was incredibly friendly and welcoming. One evening, we had dinner at Lola’s Italian Restaurant, and our bartender, Heather, was exceptionally sweet. The entire staff was warm and hospitable. We also visited Outcast Bar & Grill and had a great experience there as well. Thank you, Jeff. May God bless you and your family. The property was clean and well-maintained. We will definitely be back!"

"Beautiful house and beach. Private beach was wonderful. Kitchen was very well stocked with everything we needed. Owners were great. We saw some reviews about rude residents but I met some and they were all very nice. We managed to park 3 large vehicles. One truck in the garage, one traverse on the side and an outback backed in parallel to the garage behind the traverse. On sunny days the AC seemed to struggle to keep the downstairs and upstairs cool while the master bedroom was like an icebox. We kept the blinds down and door closed in the upstairs bedroom and that helped. One bedroom downstairs had a ceiling fan. We had a lot of mostly cloudy days so it worked out. There were other reviews about the upstairs AC so no surprise there. That said, we would stay here again."

"Great stay over 5 days around Memorial Day 2026. Normally would not travel to beach on holiday but had a late vacation reschedule due to ACL surgery. Despite the last minute timing/holiday weekend this ended up being great stay at Theta Waves. All around - loved it - would stay again.Key things:1) BEACH - Not too crowded since this is not a big commercial resort. Beach chair/umbrella rentals were cheaper than I expected. Beach was very nice. 2) CONDO - Very nice! Our group of 6 (my wife and I 2 college age daughters 1 boyfriend 1 college roommate) had plenty of room to spread out. TV in each room is great. Kitchen was well stocked. Big dining table was a plus. Beds were comfortable. Balcony overlooking the ocean was AWESOME - everyone's favorite part. Living room couch was well worn - but honestly they always are at rentals - so no complaints there. Condo was well cleaned when we arrived. Dishwasher, washer/dryer, showers all were good. Very pleasant all around3) HOST - Kaylan was great. Communication was EXCELLENT with all key details in our hands a few days early. They called to check on us and make sure all was good. Very friendly and helpful. A hosts.4) LOCATION - EXCELLENT - Quieter than a lot of 30A. Restaurants and minor shopping within walking distance. Big shopping in Sandestin area one way and Seaside in the other both easy drive. Groceries etc... within 10 minutes. Easy access to all we needed."

"Rating Details: The property manager was more than helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house was easy to find and in a nice location one block from beach with community pool right next door. We absolutely loved the upstairs deck and spent a lot of time there. The house itself was nice but a few things were confusing like the downstairs dryer did not work but the upstairs one did and the toilet in downstairs master was hard to flush due to flush handle nut being missing and the shower door handle was loose.. throughout the house the walls had patches that were not painted. Side entry door did not have the same code as front door so we had to be careful not to get locked out."

"House overall and location are very attractive! Golf cart and proximity to Stinky’s and Dune Allen beach were wonderful. Some minor issues that can be fixed to make it fully 5 Stars:Day 1 - Microwave not working was replacedDay 2 - Wine fridge in kitchen island leaked water was replacedDay 3 and 5 - Circuit breaker tripped fridge and new wine fridge.- Not enough beach towels for all guests (6 for 12 guests).- Internet is very slow, not sure if the 5G WiFi will be better…only 2G password was provided.- Not enough kitchen trash bags for a week stay- Not enough toilet paper for a week stay- one bar stool leg needs repair- one dining room chair has two loose roller feetAgain, these items could be fixed to make the stay and house 5 Stars."

"Relaxing week on 30A! Great location with easy walk and access to the beach. Home suited our needs. Front screened in porch was great for all our beach and fishing gear. Kitchen well equipped and beds comfortable. Livingroom couch and chair need replacing badly! Stained and very uncomfortable. Could not watch tv as nowhere comfortable to sit. Backyard needs some attention with dead bushes and overgrown trees. Our doodle was covered in briars/burrs first day so kept him in house with us most of time. A coded front door lock would be helpful as it was hard keeping up with keys. We actually ended up misplacing one of the two and found in pants picket when we got home. Landlord was nice and did not require a lost key fee. Overall the location of this home is its draw! "
