What a sweet little hotel! So sweet we cancelled our return visit hotel and booked the Cumberland! Great staff, great free breakfast & soft beds!! Cheers to great service and a great crew!
Spiderwebs all over the lights, Huge mold area in the ceiling corner of the bedroom, room #9. Hopefully they see this and clean it. Staff were pleasant and nice.
The room was lovely, well kept and the staff were very friendly and helpful.

The Hotel was in a great location for murrayfield. Its also close to the tram station, thats where the positives stop...building is very tired, room could have been cleaner ... BIG black hairs stuck on the hair dryer, in the shower and on the bathroom floor... breakfast was expensive for one cheap sausage, bacon an egg, half a tom and cold beans, thank goodness there was a hash brown!

This was a convenient hotel for a one night stay due to a flight to catch on the next day -Haymarket tram was only six minutes was away and the walk is flat if you are hauling luggage around. Although some might describe the hotel as quaint or characterful the decor was tired and does need a make-over with some investment in the room's furniture and bedding. The room was quiet and staff were helpful so overall Cumberland Hotel is a good option if you are on a budget and want to stay in Edinburgh in the summer months. Coates (the neighbourhood) is quite smart and feels to walk around in.
Convenient location, plenty of dining options within the local area.

Staff friendly and helpful. Small bar area. Didn't have breakfast so can't comment.
Room was small. Clean enough, but in need of refresh...curtains falling off track, old windows with peeling paint.
Doors banging when closing... disturbing in early morning (plus inconsiderate noisy guests, but that's not hotels fault!)
Very quiet overnight.
Easy walk into centre, but plenty buses passing the door too.
First, I didn’t use the amenities but I accidentally hit a star and it wouldn’t let me not leave a star so I gave it 5 stars because I didn’t want my lower star to hurt the property.
The hotel is close to what you need, the staff is very kind, and the hotel was clean. You won’t be sorry!
Very nice and helpful staff, breakfast was great, they follow their rules very strictly I arrived earlier than check in time by an hour or more and waited in the reception area until exactly 3:00 pm my room was in view the entire time I was waiting and it had been cleaned and was ready the entire time I waited.
The Cumberland hotel was very comfortable and the staff is fantastic. There’s a bus stop directly in front of the hotel, which makes it very easy to use the buses- even the airport bus.
My room was small but functional and the bathroom was decent sized.
Location is very close to Dean’s village and the waters of Leith, which makes her a very nice walk.
Breakfast was nice, and again the staff was lovely.
I would definitely stay here again.

Good location if you don't mind a flat walk to and from town with some cafes and restaurants along the way. A 40 minute walk to the city centre but on the main road so lots of bus stops. Hotel had parking, chargeable at £15 per day. Didn't eat breakfast at restaurant on site. It's a rabbit warren to find your room and luckily we were on the ground floor. No air con during the hottest summer on record, but we could open the window at night. Room was basic, despite being a superior double. Bathroom was newly kitted out and clean. Tea and coffee making facilities were in the room as well as a hairdryer. Mattress was way too soft. OK hotel, but wouldn't stay there again.
The property is a charming older home and the owners have done a great job of modernizing the rooms - which were comfortable and clean. The staff was great and the breakfast was good too.
