The property met and, in some criterion, surpassed our expectations. The location is great if you want to be in the thick of OC experience. We stepped out of the front door and we were steps from a great coffee shop, an ice cream place, and the board walk and beach. Everything was clean and the home is spacious--just like the pictures. Although not at all a problem for us, lots of steps to the bedrooms, especially the third floor. Something to consider if anyone has mobility problems. A bit of sand in the showers, but it's a mystery to me how to remove all traces of sand. My teen used the cardio in the fitness center. Roof top pool had a great view of Ferris wheel and amusements, but we didn't use it. (We are beachers.) The minor criticisms are the door handles on the "back doors" from the garage are going to break. The doors are heavy, and I don't think the handles hold up to the force. Also, if there are 40 light switches, 20 of them work, but lighting was always adequate. For me, the biggest nuisance is the tray in the ice machine is not original tray, and the tray shifted when opening and closing freezer, causing ice to dump to the bottom of the freezer. I had to clean ice from the bottom of freezer a few times. (Flipping the bar up or down did not turn it off.) Again, these did not effect our experience. We were very comfortable. The location was great. I've read about the noise level in other reviews, but it really didn't get to us. You will be awoken in the morning by delivery trucks and crying sea gulls, but we enjoyed the hubbub of the morning and were out beach-walking and boardwalking, coffees in hand. Post beach-time, we sat on the balconies people watching with cocktails in hand before heading out to dinner. Our teen and 20-something kids enjoyed the place as much as we did. If you need to sleep in during the mornings, this may not be the spot for you, but we would definitely stay here again.
